Master bedroom window replacement means the biggest bedroom windows: a wide pair or a triple, often with a patio door on the same wall. JMB Builders replaces master bedroom windows across the Twin Cities metro, kept at the egress size the code calls for and ordered to match the patio door in color and grille. Priced per window, quoted from photos or at a free in-home estimate, with a reply within one business day.
- Priced per window, each unit in a pair or triple counted
- Kept at the egress size the code calls for
- Matched to the deck or patio door on the same wall

The master bedroom window wall is usually the longest run of glass upstairs: a pair or triple of large units, and in many houses a patio door to a deck or a walkout right beside them. All of it faces the same way, so the whole wall is cold in January and bright at six in the morning in June. The old units are often builder-grade, fogged, with a meeting rail that leaks right at pillow height.
Three things are checked before anything is ordered. The clear opening: a bedroom window has to give the egress size the code calls for, and the replacement never makes it smaller. The patio door: if it stays, the new windows are ordered in its color and grille pattern; if it is being replaced too, both come from one order so they match from the deck. And the glass: a low-e coating that cuts the morning sun and a frame that seals tight, so the room stays dark with the shades down and warm with the heat off at night.
Large bedroom units are heavy, and a second-floor master means ladders, roof brackets over a deck roof or a lift. Painting is quoted as a separate line — or leave it primed and caulked and paint it yourself.

What you supply
- Your pick of style, exterior color, grilles and interior finish for the windows
- Whether the patio door on the same wall stays or is being replaced too
- What bothers you most: cold, light, noise or the look, so the glass is picked right
- Photos of the window wall from inside with the bed in frame, from outside, and a close-up of the sill
What JMB supplies
- In-home measure of each unit and a check of the clear opening against the egress size the code calls for
- The windows, ordered to match the patio door, or windows and door together
- Old units out and hauled away, bed and floor covered
- Rot repair at the sill, common under big units over a deck roof (quoted from photos)
- Sill pan, flashing, mull caps and low-expansion foam on full-frame installs
- Interior stool, apron and casing matched to the room, or jamb extensions on a drywall return
- Exterior capping or trim run across the windows and the door as one piece
- Photos of the finished windows in your job folder
How it is priced: per window
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- A pair vs. a triple, and the size of each unit
- Insert in sound frames vs. full-frame with new interior and exterior trim
- Second-floor access over a deck or deck roof: ladders, brackets or a lift
- Tempered glass where a low sill or the nearby door requires it
- Glass package: low-e for the morning sun, laminated for a loud street
- Windows alone vs. windows and the patio door in one order
Send one photo from outside showing the windows and the deck door together, one from inside with the whole wall in frame, and a close-up of the sill. Say whether the door is being replaced.
How long it takes
A master bedroom pair or triple: one day. Windows and the patio door together: one to two days. You sleep in the room the first night.

Situations and options
Casement pair or triple
Two or three casements mulled together. Each cranks open for a cross breeze and seals against a gasket when shut. The largest clear opening for egress of the operable styles.
Double hung pair to match the house
Where the front of the house is double hungs. The clear opening of a double hung is roughly half its glass, so the size is checked against the egress size the code calls for before ordering.
Fixed center with operable flankers
One big fixed unit for the view off the deck, with an operable unit on each side. At least one flanker is sized for egress. Fewer frames, more glass.
Windows and patio door matched
The windows and the deck door ordered together in one color and grille pattern, set in the same visit, with one run of exterior trim across the whole wall.
Master Bedroom Window Replacement — Big Units, Egress, Deck Door Match: questions, answered
Do master bedroom windows have to be egress size?
Yes, at least one window in any bedroom has to give the clear opening the code calls for, with a sill low enough to climb over. On a master bedroom this is rarely a problem because the units are large, but a replacement can shrink the opening if the style changes, a double hung for a casement for example. We measure the old clear opening and the new unit's before ordering.
Should the bedroom windows match the patio door?
Yes, from outside. They are on the same wall and seen together from the deck and the yard. If the door stays, the windows are ordered in its color and grille pattern. If both are being replaced, they come from one order so the colors are from the same chart. When the door is a different brand, we match the color as closely as the window line allows.
Can new windows make the bedroom darker in the morning?
The glass does not darken a room, but a tight new window helps the shades do their job. A low-e coating cuts the early sun's heat so the room does not warm up at dawn. Light control itself comes from the shade: a new unit with a square, plumb frame lets a room-darkening shade sit flush to the jamb with no gap along the sides, which the old out-of-square frame never allowed.
Why is the bedroom window wall so cold at night?
It is the largest run of glass upstairs and it faces one way, so the whole wall loses heat together. Cold air slides off the old glass and across the bed. A loose meeting rail on an old double hung leaks right at mattress height. New insulated glass with a warm-edge spacer, foamed and sealed at the frame, raises the glass temperature and stops the draft, so the wall no longer feels like an open window.
How do you replace big second-floor bedroom windows over a deck?
From the deck when it is directly below, with ladders or a small scaffold set on protection boards. Over a deck roof, with roof brackets and planks. When neither works, a lift in the yard. Large units are set by two people from inside and outside together. The setup comes down the same day.
Can I sleep in the room the night the windows are replaced?
Yes. The windows come out and go in the same day, and the openings are never left open overnight. The bed and floor are covered, the room is vacuumed and the new units are locked before we leave. The trim may still be primed if you are painting it yourself or having us paint it later.
