Living Room Window Replacement — Picture Unit, Flankers, View Glass

The front window is the one everybody sees from the street and the one you look through every evening: fogged, drafty, or just the wrong glass for a west-facing room.

Living room window replacement usually means the largest window in the house: a fixed center unit with operable flankers, or a run of three or four units mulled together, facing the street or the back yard. JMB Builders replaces them across the Twin Cities metro, matched in color and grilles, with low-e glass picked for which way the room faces. Priced per window, quoted from photos or at a free in-home estimate, with a reply within one business day.

  • Priced per window, the center unit and flankers each counted
  • Fixed center with casement or double hung flankers
  • Low-e glass picked for the sun side

The living room window is where a house shows its age first. It is the biggest piece of glass in the wall, so it loses the most heat, fogs first when a seal goes, and takes the full afternoon sun on a west wall. It is also the window that sets the look of the house from the curb, so the color, the grille pattern and the proportions of the center unit to the flankers all matter more here than anywhere else.

Most living rooms have one of three layouts: a fixed center unit with two operable flankers, a run of three or four equal units mulled together, or a single wide double hung pair. We measure the whole assembly, not each hole, because the mull joints between units are where old assemblies leak, and the new units have to carry the same sight lines or the room looks patched.

Glass is the real decision in a living room. A south or west room wants a low-e coating that cuts the summer heat without turning the glass gray. A north room wants the most insulating glass you can get and does not need much sun control. We go over the options at the in-home estimate with a sample in your hand so you can see the tint against your own view. Painting is quoted as a separate line — or leave the trim primed and caulked and paint it yourself.

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Your pick of layout: fixed center with flankers, equal units, or a change from what is there
  • Exterior color, grille pattern and interior finish (white, stained or painted wood)
  • Which way the room faces and when the sun is a problem, so the glass is picked right
  • Photos of the window from the street, from inside with furniture out of frame, and of the sill

What JMB supplies

  • In-home measure of the full assembly, including the mull joints, before anything is ordered
  • The windows, ordered as a factory-mulled assembly or set and mulled on site
  • Old units out, hauled away, with floors and furniture covered while the wall is open
  • Rot repair at the sill and jack studs, common under a big fixed unit (quoted from photos)
  • Sill pan, flashing, mull caps and low-expansion foam on full-frame installs
  • Interior stool, apron and casing to match the room, or jamb extensions on a drywall return
  • Exterior capping or new trim to finish the outside
  • Photos of the finished window in your job folder

How it is priced: per window

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Insert into a sound old frame vs. full-frame with new stool, casing and exterior trim
  • One fixed center unit with two flankers vs. three or four equal units mulled
  • Tempered glass where a low sill or a nearby door requires it
  • Glass package: low-e type, argon, triple pane on a north wall
  • Rot in the sill framing under the old picture unit
  • A change in layout that moves the mulls or resizes the opening

Send one photo from the street, one from inside with the whole window in frame, and a close-up of the mull joint between units. Tell us which way the wall faces.

How long it takes

A three-unit living room assembly: one day, set and closed up before dark. Add a half day for a full-frame install with new interior and exterior trim.

Situations and options

Fixed center with casement flankers

The common layout on ramblers and two-stories: one big fixed unit for the view with a casement on each side that cranks open for a cross breeze. The casements give the best seal of the operable styles.

Fixed center with double hung flankers

Same layout with double hungs on the sides, which suits a traditional house and lets the flankers match the double hungs on the rest of the front.

Three or four equal units

A run of equal casements or double hungs mulled together. The mulls line up with the old ones so the exterior reads the same, or we reduce the number of units for a cleaner view.

Opening up the view

Two or three small units replaced with one large fixed unit and narrower flankers. The header is checked first; a wider opening is framing work and is quoted as part of the job.

Living Room Window Replacement — Picture Unit, Flankers, View Glass: questions, answered

Which low-e glass should a living room window have?

It depends on the wall. A south or west living room gets a coating that blocks more of the summer heat, so the room does not cook in the afternoon. A north or east room gets a coating that holds heat in and lets the winter sun through, because heat gain there is welcome. The difference is visible only side by side, so we bring samples to the estimate.

Do all three living room windows have to be replaced together?

Not by rule, but it is the right way to do it. The center unit and the flankers are mulled together and share one frame or one set of flashing. Replacing one leaves a joint between old and new that leaks, and the colors never match. We quote the whole assembly as one job, priced per window.

Does a living room window need tempered glass?

Only in certain spots: a sill low to the floor, glass within reach of a door swing, or a large pane close to the floor. The code sets the measurements and we check your opening against them at the estimate. When tempered is required it is ordered that way and marked in the corner of the glass.

Can my old picture window be changed to one that opens?

Yes. The usual move is one large fixed unit in the middle and a casement on each side, which gives a cross breeze and keeps most of the view. A single huge operable sash is heavy and hard to seal, so we split the opening instead. The mulls are placed where they do not land in the center of your view.

Will new living room windows make the room warmer in winter?

Yes, and it is the first thing people notice. The old glass was the coldest surface in the room, so the air next to it fell and ran across the floor as a draft. New insulated glass with a warm-edge spacer, foam around the frame and a sealed sill pan stop both the draft and the cold radiating off the glass. The room feels warmer at the same thermostat setting.

How do you protect the floor and furniture when the big window comes out?

The furniture in front of the window is moved back and covered, the floor is covered from the window to the door, and the old unit is cut and taken out in pieces so nothing swings into the room. The opening is open for an hour or two, then the new unit is set and the house is closed up. We clean up and vacuum before we leave.
