A picture window is usually the biggest piece of glass in the house and the one people look through most. When the seal fails and it fogs, or the bottom rail frosts every winter, it is hard to ignore. Because it does not open, a picture window has no hardware to wear out; the failures are the glass seal, the frame, and the sill under it.
Big fixed units are heavy and have to sit on setting blocks so the weight rests on the frame, not the glass edge. We lift them in with enough hands, set them level so the glass is not twisted, and check the sill underneath for rot before the new one goes on it.

Picture window with flanking casements
A fixed center with a crank-out casement on each side, mulled into one unit. Keeps the view and adds fresh air. A common way to update a 1960s or 70s living room.
Picture window with an awning below or above
A fixed unit stacked with a hinged awning that vents in the rain. Suits tall openings and walls where casements would swing into a walkway.

Can a foggy picture window be fixed without replacing it?
Often, yes. If the frame is sound, the sealed glass unit can be replaced by itself, which keeps the frame and trim. If the frame is rotted or leaking air, or the window is old aluminum, replacing the whole window makes more sense. We look at both when we see the photos.
Does a large picture window need tempered glass?
It depends on where it sits. Code calls for safety glass in windows close to the floor, next to doors, and in some other locations. We check each opening at the measure and order tempered glass wherever it is required.
Can you add opening windows on each side of my picture window?
Yes. The most common version is a fixed center with casements on each side, ordered as one mulled unit to fit the existing opening. If the opening changes width, the framing and siding are adjusted as part of the job.
How do you install such a heavy window?
Large units are carried and set by two or more people. The glass rests on setting blocks in the frame so its weight is on the frame, not the glass edge. We level and square it before it is fastened so the glass is not stressed.
Why does the bottom of my picture window frost up?
The bottom of the glass is the coldest spot, and a failed seal or a worn spacer makes it worse. Warm, humid indoor air condenses and freezes there first. New glass and a well-sealed frame cut it down; house humidity matters too.
Will my interior trim be reused?
On an insert install the casing usually stays. On a full-frame install we replace the casing, stool and apron to fit the new window. Painting is quoted as a separate line, or you can paint the new trim yourself.
