Family Room Window Replacement — Big Back-Wall Glass, Done in a Day

The family room is where the TV, the couch and the biggest back-wall windows are, and those windows are drafty, foggy, or the wrong shape for how you use the room now.

Family room window replacement covers the big windows on the back of the house, in a den, or in a lower-level family room set partly below grade. JMB Builders measures each opening in person, helps you choose between fixed glass for the view and operable sash for air, moves and covers the furniture, and installs most family rooms in one day across the Twin Cities metro. Priced per opening; photo reply within one business day, or a free in-home estimate.

  • Priced per opening, windows supplied
  • Most family rooms done in one day
  • Furniture moved and floor covered

Family rooms were usually added or finished after the front of the house, so their windows are often a different age and style than the rest: a wide slider from the 1980s, a pair of builder-grade casements beside the patio door, or short windows high in a lower-level wall. They face the back yard, so nobody sees them from the street, but you sit next to them every evening.

The main decision is view versus air. A wide fixed unit gives the most glass and nothing to crank, but it does not open. Casements or awnings open for a breeze but add frame lines across the view. Most family rooms end up with a mix: fixed glass where you look out, an operable unit at each end for cross ventilation. We sketch it with you at the measure.

In a lower-level family room on a split-level or walkout, the windows sit low in the wall, close to the grade or in a well. Those sills rot first and the glass runs cold. If the room has a bedroom-style use, such as a guest sleeper sofa, at least one window is checked for egress.

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Your pick of layout: fixed, operable or a mix, and which way each casement opens
  • Frame color inside and out, grille pattern or none
  • The TV wall and seating plan, so glare and furniture placement are part of the glass choice
  • Photos of each window inside and out, and of any window wells

What JMB supplies

  • One in-person measure of every opening before anything is ordered
  • All the family room windows on one order so colors and glass match
  • A line-item quote by opening, so you can compare or phase the work
  • Furniture moved back, floors and the TV covered, openings closed the same day
  • Sill pan, flashing, foam and exterior capping or trim
  • Interior stool, apron and casing, or jamb extensions to a drywall return
  • Painting quoted as a separate line — or leave it primed and caulked and paint it yourself
  • Haul-away of the old units and photos in your job folder

How it is priced: per opening

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Number and size of the openings, and how many are mulled together
  • Fixed glass vs. casements, awnings or sliders in each opening
  • Insert into sound frames vs. full-frame with new trim
  • Lower-level openings at grade or in a window well
  • Rot at the sills, common on the back wall and at grade
  • Glass package for a sunny back wall or a cold north wall

Send a wide photo of the whole family room wall from inside and one from the yard. Tell us which way the wall faces.

How long it takes

Most family rooms: one day, every opening closed before dark. Lead time depends on the brand and is written on the quote.

Situations and options

Wide fixed center, casement ends

The view stays open in the middle and the two end units crank out for a cross breeze. Common on a back wall facing the yard.

Old slider to casements

A wide 1980s slider swapped for a pair of casements in the same opening. Casements seal tighter and open the full width of each sash.

Lower-level windows near grade

Short windows high in a lower-level wall, replaced with units built for the low sill. The well and grade outside are checked for drainage.

Den or small family room

A single window or a pair in a den or TV room. Glass with a stronger low-e coating cuts afternoon glare on the screen.

Family Room Window Replacement — Big Back-Wall Glass, Done in a Day: questions, answered

Should family room windows open or be fixed?

Usually a mix. Fixed glass gives the widest view and the tightest seal, but it does not open. An operable unit at each end gives a cross breeze without breaking up the middle of the view. We lay it out with you at the measure based on where you sit and where the breeze comes from.

Do lower-level family room windows need to be egress?

Only if the room is used as a bedroom or the code calls for an escape opening on that level. A family room by itself usually does not. If you plan to put a bed down there, say so before ordering, because an egress window may mean a larger opening and a well.

Can new windows cut the glare on my TV?

They can cut the heat and some of the brightness. Low-e coatings differ in how much light and heat they pass, and a stronger coating on a south or west back wall makes the room more comfortable in the afternoon. The glare itself is mostly about where the TV sits, so shades still matter.

Do I have to move the furniture before you replace the windows?

Clear small things off the sills and walls. We move the couch and other heavy pieces back from the wall, cover the floor and the TV, and put things back at the end of the day. Anything fragile or valuable is best moved by you before we arrive.

Will the family room windows match the patio door?

If the door stays, the windows are ordered in its color and grille pattern as closely as the window line allows. If the door is being replaced too, windows and door go on one order and are installed in the same visit, so the back of the house matches.

Why are my lower-level family room windows always cold and wet?

They sit close to the ground, often in a well, where the outside air is coldest and snow piles up. Old single-pane or failed glass runs cold enough for moisture to condense and freeze. New insulated glass, a sealed frame and a sill pan cut it down, and the well is checked so water drains away from the window.
