Barndominium Window Replacement — Steel Siding, J-Trim, Big Openings
A steel-sided post-frame house with big windows that fogged or sweat all winter, and trim that has to come off and go back on without wrecking the panels.

Barndominium window replacement is window work in a post-frame wall: the window sits in a framed box between the posts, the steel siding is cut to it and finished with J-trim, often around large fixed units. JMB Builders replaces barndominium and shouse windows across the north metro toward St. Cloud, J-trim redone and the frame sealed to the vapor barrier. Priced per window, quoted from photos or at a free in-home estimate, with a reply within one business day.
- Priced per window, large fixed units and operables
- Steel siding J-trim removed and reset or replaced
- Frame sealed to the wall's vapor barrier

Barndominiums and shouses, the house-and-shop buildings going up on acreage north and west of the metro, are post-frame: posts in the ground or on a foundation, horizontal girts between them, steel panels screwed to the girts. A window in that wall sits in a framed box built between two posts and the girts, with the steel cut around it and a J-trim channel catching the panel edges. The openings tend to be big, because the walls are tall and there is no stud spacing to argue with.
The windows that go into these buildings are often the builder's standard vinyl units, and the big fixed ones fog or fail first. Condensation is the other complaint: a steel-sided wall with a vapor barrier and blown or batt insulation is tight, and a big cold piece of glass in it sweats in January if the glass is cheap or the frame was never sealed to the vapor barrier.
Replacing them is J-trim work as much as window work. The trim comes off, the panel edges are freed, the old unit comes out, the box is checked, the new window is set and sealed to the wall's weather barrier and vapor barrier, and the J-trim goes back or is replaced in the matching steel color. Interior trim is finished to the room. Painting is quoted as a separate line — or leave it primed and caulked and paint it yourself.

What you supply
- Your pick of window style, exterior color and glass; black and dark bronze are common on these buildings
- The steel siding color name from your builder or the panel supplier, for matching J-trim
- Photos of each window from outside with the J-trim in frame, one from inside, and a close-up of a bottom corner
- Whether the interior is drywall, steel liner or wood, so the inside trim is planned
What JMB supplies
- In-home measure of every opening, including the framed box between the posts
- The windows, ordered to size, including large fixed units
- J-trim removed, panel edges freed, old unit out and hauled away
- Framed box checked and repaired where it has sagged or the screws have let go
- Sill pan and flashing sealed to the weather barrier, and the frame sealed to the vapor barrier inside
- New or reset J-trim in the matching steel color, with a head trim that sheds water
- Interior jamb extensions and casing finished to drywall, liner panel or wood
- Photos of the finished windows in your job folder
How it is priced: per window
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Size: large fixed units need two people and sometimes a lift
- J-trim reset vs. new J-trim in a matched steel color
- Repairs to the framed box between posts
- Glass package: low-e and a warm-edge spacer to cut condensation on big panes
- Interior finish: drywall, steel liner or wood, which each take different trim
- Number of windows and how far from the metro the building is
Send one photo of each window from outside showing the J-trim, one from inside, and a close-up of a bottom corner. Include the steel color name if you have it.
How long it takes
A barndominium with eight to twelve windows including two or three large fixed units: two to three days. Big units are set one at a time and the trim is closed up the same day.

Situations and options
Large fixed units
The big view windows on the living side. Set by two people from inside and out, sealed to the barriers, J-trim redone. A low-e glass package with a warm-edge spacer so the big pane does not sweat.
Operable units
Casements, sliders or awnings in the bedrooms, kitchen and bath, egress checked in bedrooms. Ordered in the same color as the fixed units so the wall reads as one set.
Shop-side windows
Windows in the shop or garage half of a shouse, often smaller and higher. Replaced the same way, with the frame sealed so shop air stays on its side of the wall.
Steel liner interior
Where the inside is steel liner panel rather than drywall, the window gets a steel or PVC jamb return and J-trim inside to match, instead of wood casing.
Barndominium Window Replacement — Steel Siding, J-Trim, Big Openings: questions, answered
How are windows replaced in a steel sided barndominium?
The J-trim around the window is unscrewed and the steel panel edges freed so the old unit can come out of its framed box. The box is checked, the new window is set and sealed to the wall's weather barrier and vapor barrier, and the J-trim goes back or is replaced in the matching color with a head trim that sheds water. The panels themselves stay on the wall.
Why do the big windows in my barndominium sweat in winter?
A post-frame house with steel siding and a vapor barrier is a tight building, so indoor humidity stays high, and a large pane of cheap glass is the coldest surface in it. Water condenses there. A replacement with a low-e coating and a warm-edge spacer keeps the glass warmer, and sealing the frame to the vapor barrier stops the cold air that was chilling the frame edges. Running the ventilation the building was designed with handles the rest.
Can you match the J-trim to my steel siding color?
Yes. Steel siding colors are standard across a few suppliers and J-trim comes in the same colors. If you know the color name from the builder, we order it; if not, we match from a sample. Trim that is unbent and in good shape can be reset instead of replaced.
Can I put bigger windows in a barndominium?
Often, yes, more easily than in a stick-framed house. The window box sits between posts, so widening it up to the post spacing is girt work, not header work. Going wider than the post spacing means a header and is designed by an engineer. The steel is cut to the new opening and new J-trim goes on. We look at the post layout at the estimate.
Do you work on barndominiums outside the Twin Cities?
Yes. Most of these buildings are on acreage north and west of the metro, out toward St. Cloud, Princeton and Cambridge, which is our home ground. Zimmerman is where we are based. Distance is a line in the quote, not a reason to say no.
Do you install windows I bought for my barndominium?
Yes. Send a photo of the label or the order sheet with your opening photos and we check the size against the framed box before you commit. We supply the sill pan, flashing, sealant and J-trim and install the units you bought, priced per window.
