Window Replacement in Summer — Heat, AC, Bugs and the Busy Season

You want the windows done while it is warm, the ground is dry and the trim can be painted the same month.

Window replacement in summer works well: dry days, warm sealant and paint, and long daylight for exterior trim. The trade-offs are the busiest calendar of the year, an opening briefly open while the AC runs, and bugs. JMB Builders installs whole houses room by room across the Twin Cities metro, priced per opening, with one opening open at a time. Send photos for a reply within one business day, or book a free in-home estimate.

  • Priced per opening, every window listed
  • One opening open at a time, closed by day's end
  • Lead time written on the quote

Summer is the easy season for the install itself. Ground is firm for ladders, rain days are fewer than spring, sealants and foam cure without fuss, and exterior trim can be primed and painted the same week instead of waiting for a warm spell. If you are doing new exterior capping or trim with the windows, summer is the season it is easiest to finish completely.

The catch is the calendar. Summer is when most people want windows, so measure dates and install slots fill and the wait from signing to install grows. Lead time depends on the brand and is written on the quote; for a whole house in summer, the order usually needs to go in during spring. Plan the decisions early: brand, frame color, glass, grilles and interior trim are picked before the order, and you agree the room order with us before install day.

On install day, heat and bugs are the two things people ask about. We work one room at a time and only one opening is open at once, usually for well under an hour per window, so the AC keeps up if the door to that room is shut. Bugs can come through an open opening; keeping that room's door closed and the lights off helps. Every opening is set, sealed and closed before we leave each day, floors under the windows are covered, and you have one number to call, JMB, for the whole job.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Finish choices made in spring so the order goes in on time
  • AC running and the door shut on the room being worked in
  • Small items off sills; pets and kids out of the work room
  • Your summer schedule: vacations, guests, days we should avoid
  • Paint color for new trim — Painting is quoted as a separate line — or leave it primed and caulked and paint it yourself.

What JMB supplies

  • One in-person measure of every opening before ordering
  • A line-item quote by opening with the brand's lead time written on it
  • All windows on one order so color and glass match
  • Room-by-room install, one opening open at a time
  • Floor protection under each window and daily cleanup
  • Exterior capping or trim finished in the warm weather, as quoted
  • Haul-away of the old windows and photos in your job folder

How it is priced: per opening

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Number of windows and the mix of styles and sizes
  • Brand, frame color and glass, which also set the lead time
  • Insert or full frame, opening by opening
  • Exterior capping, trim and painting done in the same season
  • Second-story and over-roof openings that need more access
  • Rot found under sills once the old windows are out

Tell us the weeks you are away or have guests. We build the install around them, and nothing is ordered until every opening is measured.

How long it takes

Lead time depends on the brand and is written on the quote, and summer slots fill first. Once delivered, a whole house installs in several working days to about a week.

Situations and options

Order in spring, install in early summer

Decide and measure in spring so the windows arrive as summer starts. The full warm season is left for painting trim and opening the new windows.

Install while you are away

Summer vacations are a common window. With a key or lockbox code we can install while you are gone and post photos each day to your job folder.

Windows and exterior trim together

Summer is the season to finish capping or new trim and paint in the same visit, instead of leaving primed trim through a winter.

Not ready by summer

Order when you have decided. Fall and winter installs work too, and winter slots open up. The spring vs. fall and winter pages cover those seasons.

Window Replacement in Summer — Heat, AC, Bugs and the Busy Season: questions, answered

Is summer a good time to replace windows?

For the install, yes: dry ground, warm sealant and paint, long days for exterior trim. For scheduling, it is the busiest season, so measure dates and install slots fill first. If you want a summer install, decide and order in spring.

Can you install windows when it is very hot outside?

Yes. Heat does not stop a window install. On the hottest days the crew starts early and works the sunny side of the house when it is in shade where it can. Foam and sealant cure normally in warm weather.

Will my air conditioning keep up during window replacement?

Usually. Only one opening is open at a time, typically for well under an hour per window, and we work one room at a time. Shut the door to the room being worked in and the rest of the house stays cool.

Will bugs get in the house while windows are replaced?

A few can, because the opening has no screen while the old window is out. Keep the door to that room closed and the lights off in it, and the problem stays small. New screens go in with each window before we move on.

Why is it harder to get a summer window install date?

Because summer is when most homeowners want the work done, so the calendar fills. The window lead time depends on the brand and is written on the quote; add the measure and install slot and a summer job usually needs a spring order.

Can new window trim be painted the same summer?

Yes, summer is the easiest season for it. New trim goes on primed and caulked, and painting can follow within days. Painting is quoted as a separate line, or you paint it yourself.
