Four Season Sunroom Window Replacement — Fogged, Hot or Drafty Walls

Your four season room is a wall of glass. Some units are fogged, the room bakes in summer and chills in January, and you want windows that fix it.

Four season sunroom window replacement means swapping the insulated windows in a heated sunroom: fogged units, rotted sills, drafty casements, or glass that turns the room into an oven in July. JMB Builders measures every opening, helps pick a low-E glass that cuts summer heat, and installs and trims each window across the Twin Cities metro. Priced per window, quoted from photos or at a free in-home estimate.

  • Priced per window
  • Glass-only or full window, opening by opening
  • Low-E choice for sun and heat

A four season sunroom is a heated room built mostly of windows: a row of picture units and casements on a short knee wall, sometimes three walls of it. Because so much of the wall is glass, every failed seal, every leaking sill and every wrong glass choice shows. Fogged units are the most common call. The next is a room that is too hot from May to September and too cold to sit in during January.

The fix depends on what failed. A fogged unit in a sound frame can often get a new sealed glass unit only. Rotted sills, cranks that no longer pull the sash tight, or frames that leak air mean the whole window comes out. When the room overheats, the glass coating is the lever: a low-E package with a lower solar heat gain on the south and west walls cuts the heat that comes in without darkening the room much.

This page is for heated, insulated four season rooms with real windows. An unheated porch with vinyl sliding panels is a three season porch, and that work is on the Eze-Breeze porch page. A glass roof or a manufactured sunroom kit is a different job; send photos and we tell you what we can and cannot do on it.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Photos of every wall of the room inside and out, with close-ups of fogged units and sills
  • Which way the room faces and when it gets too hot or too cold
  • Your choice of window style and color, if you already have one in mind
  • Paint or stain color for any new interior trim

What JMB supplies

  • Measurement of every opening and a check of the frames, sills and knee wall
  • A glass recommendation per wall: low-E for heat gain, tempered where code requires it
  • The windows, ordered through our supplier, or new sealed glass units where the frame is sound
  • Removal and haul-away of the old windows
  • Sill pans, flashing tape, low-expansion foam and sealant
  • Sill and framing repair when we find rot, quoted before we continue
  • Interior trim to match the room and exterior trim or capping
  • Photos of the finished room in your job folder

How it is priced: per window

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Glass-only on a sound frame vs. a full window replacement
  • Fixed picture units vs. casements or awnings that open
  • Glass package: low-E type, argon, triple pane, tempered where required
  • Size of each unit and whether two people or staging are needed
  • Rot at the sills or in the knee wall below the windows
  • Interior trim: reuse, new casing, or tongue-and-groove returns to match

Send a photo of each wall, the label or etching in a glass corner if you can find one, and a close-up of every fogged unit and sill.

How long it takes

Most sunrooms: one to three days once the windows arrive, depending on how many units and how much trim. Each opening is closed up before the next one is opened.

Situations and options

New glass units only

When the frame and sash are sound and only the seal failed, a new sealed glass unit goes into the existing frame. Fastest fix for one or two fogged units.

Full window replacement

Rotted sills, worn cranks or air leaks around the frame mean the whole window comes out. The opening is panned, flashed and foamed, and the new unit is trimmed inside and out.

Glass chosen for the room's sun

South and west walls get a low-E coating with lower solar heat gain to cut summer heat. North walls can take a coating that keeps more heat in. We go wall by wall with you.

Fixed glass vs. operable windows

Fixed picture units seal best and cost less per foot of glass. Casements or awnings give cross breeze. Most rooms do a mix: fixed glass with an operable unit on each wall.

Four Season Sunroom Window Replacement — Fogged, Hot or Drafty Walls: questions, answered

Can you replace just the foggy glass in my sunroom windows?

Often, yes. When the frame and sash are sound and only the seal between the panes failed, a new sealed glass unit is ordered to size and set into the existing frame. If the sill is soft or the window leaks air around the frame, replacing the whole window is the better use of the money. We look at each unit and tell you which one it needs.

Will new windows make my four season room less hot in summer?

They help a lot when the glass is chosen for it. A low-E coating with a lower solar heat gain on the south and west walls cuts the heat that comes through the glass. The roof, the ceiling insulation and shade outside still matter, so we look at those too.

Is a four season room window replacement different from a three season porch?

Yes. A four season room is heated and has insulated windows, so it gets the same flashing, foam and air sealing as any window in the house. A three season porch usually has vinyl sliding panels that are not insulated and is not heated. Different products, different install.

Do sunroom windows need tempered glass?

Some do. Large units close to the floor, glass next to a door, and glass near a walking surface fall under safety glazing rules, and sunrooms have a lot of each. We check every opening against code and order tempered glass where it is required.

Should my sunroom windows be fixed or ones that open?

Fixed picture units seal tighter and cost less for the same glass. Casements or awnings let air through when the room heats up. Most owners keep one or two operable windows on each wall and make the rest fixed.

Should I get triple pane windows in a four season room?

It is worth pricing on the north and west walls, where a room with that much glass loses the most heat in January. Triple pane units are heavier, so the frames and the install have to suit them. We quote both double and triple so you can compare.
