Apartment Baseboard and Trim Replacement — Unit Renovation Package
You are renovating units across the building, flooring is going in, and the trim in every unit is a patchwork.

Apartment baseboard and trim replacement is the trim package in a unit renovation: all baseboard, door casing and window casing torn out and replaced in one profile, unit after unit, across a building of five or more units. JMB Builders does it across the Twin Cities metro to St. Cloud, priced per unit by unit type, with painting as its own line. Send photos for a reply within one business day, or book a free in-home estimate and walkthrough.
- Priced per unit, by unit type
- One trim profile across the building
- Durable materials picked for rentals

This is not a turnover touch-up. When an owner renovates units across a building, with new flooring, new doors or new windows, the old trim rarely survives: it is chipped, spliced, painted over a dozen times, and a different profile in every unit. Replacing all of it to one profile in a renovation makes the units match and gives maintenance one baseboard and one casing to stock.
Material is the decision. Finger-jointed pine primed takes paint well and is cheap per foot, but it dents. MDF is straight and smooth but swells at the bottom where mop water sits. PVC base costs more and shrugs off water, which suits bathrooms, kitchens and entries. Many owners mix them by room, and we price that on the per-unit line.
Trim goes in after flooring, so the base sits on the new floor with no gap to hide. We price each unit type, studio, one-bedroom, two-bedroom, and run the building unit by unit with your flooring and paint trades. Painting is quoted as a separate line, or the trim is left primed, filled and caulked.

How it is priced: per unit
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Unit type and the length of trim it carries
- Material: primed pine, MDF or PVC, or a mix by room
- Baseboard only vs. baseboard plus door and window casing
- Base height and casing width of the chosen profile
- Vacant units vs. occupied units with furniture to work around
- Wall repair needed behind the old trim
- Painting, quoted as its own line
Send unit counts by type and photos of one typical unit's trim. A free in-home estimate and walkthrough of each unit type firms up the per-unit number.
How long it takes
A vacant unit typically takes one to two working days for base and casing, depending on size. The schedule follows your flooring trade, unit by unit.

Situations and options
Baseboard only
New base and shoe on new flooring, existing casing kept. The lightest package, for units where the doors and windows are staying.
Full trim package
Base, door casing and window casing replaced to one profile. The usual choice when doors or windows are also being replaced.
Wet-area PVC
PVC base in bathrooms, kitchens and entries where mop water and boots sit, primed wood or MDF in the rest of the unit.
Building standard
One base height, one casing width, one material list, written on the quote so the next renovation phase matches.
Apartment Baseboard and Trim Replacement — Unit Renovation Package: questions, answered
What baseboard holds up best in rental units?
PVC base handles water best and does not swell, so it suits bathrooms, kitchens and entries. Primed finger-jointed pine takes abuse better than MDF in the rest of the unit and is easy to repaint. MDF is straight and cheap but swells at the bottom where it gets wet.
Should trim go in before or after new flooring in an apartment renovation?
After. Base set on the finished floor needs no shoe to hide a gap and sits tight. We schedule trim behind your flooring trade, unit by unit.
How is trim replacement priced for a whole apartment building?
Per unit, by unit type, with the materials named on the quote. A studio and a two-bedroom carry very different lengths of trim. The building-wide count lowers the per-unit number.
Can you match the existing trim instead of replacing it all?
For a few damaged pieces, yes, if the profile is still made. In a renovation it is usually cheaper and better to replace it all to one stock profile than to match an old one unit by unit.
Do you paint the new trim?
Painting is quoted as a separate line. Or the trim is left primed, filled and caulked for your painter, which many owners prefer when the walls are being painted anyway.
Can you work in occupied apartment units?
Yes, though vacant units go faster. In occupied units residents move furniture away from the walls, and you give the entry notice your lease and Minnesota law require. We clean up each day.
