Apartment closet door replacement in a renovation means choosing bypass, bifold or swing doors once, then installing them in every unit of the building in standard sizes. JMB Builders does it across the Twin Cities metro to St. Cloud: openings measured in person, one order, new track or jamb on each opening. Priced per door; send photos for a reply within one business day, or book a free in-home estimate and walkthrough.
- Priced per door, building rate
- Bypass, bifold or swing, chosen once
- Standard sizes, one order for the building

A unit renovation is the one time to change the closet door type, because the casing, flooring and paint are already being touched. Old buildings carry a mix: mirrored bypass doors from the 1980s, bifolds with broken pivots, and the odd closet with no door. Choosing one door type for the building and installing it across every unit means one track, one pivot and one door size for maintenance to stock.
The choice is bypass, bifold or swing. Bypass doors slide and never swing into the room, which suits tight bedrooms, but only half the closet opens. Bifolds open the whole closet, but have the most moving parts to break. Swing doors on a jamb, single or double, are the most durable and need floor space to open. We look at each unit type and recommend by closet width and room size.
Standard widths and heights order fast and replace easily. Where a closet opening is an odd size, we can resize the opening to a standard door during the renovation, rather than ordering a custom door that has to be reordered every time it breaks. Painting is quoted as a separate line, or the doors come prefinished.

How it is priced: per door
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Bypass, bifold or swing, and single or double
- Standard sizes vs. openings that need resizing or a custom door
- Mirrored doors removed, which take more care to haul away
- New casing at the opening vs. reusing existing casing
- Number of closets per unit and units per run
- Prefinished doors vs. primed with painting as its own line
Send closet counts and widths by unit type, and one photo of a typical closet with a tape across the opening.
How long it takes
Typically all the closets in a unit in part of a day once the doors are on site; longer when openings are resized. Lead time depends on the door and is written on the quote.

Situations and options
Bypass sliding doors
Two doors on a double track. No swing into the room, good for wide bedroom closets; only half the closet is open at once.
Bifold doors
Full closet access in standard widths, new track and pivots fastened into the header framing so they stay on.
Swing doors
Single or double prehung doors on a jamb. The most durable closet door for rentals, if the room has the floor space for the swing.
Resize to standard
During renovation, an odd opening is framed and finished to a standard door size so every replacement after this one is a stock part.
Apartment Closet Door Replacement — Renovation Sets Across Units: questions, answered
Which closet door type lasts longest in apartments?
Swing doors on a jamb have the fewest moving parts and last the longest, if the room has space for them to open. Bypass doors are next, with rollers and a bottom guide to maintain. Bifolds open the whole closet but have the most pivots and hardware to break.
Should we get rid of mirrored closet doors in rental units?
Many owners do in a renovation. Mirrored bypass doors are heavy, their rollers wear out, and a broken mirror is a hazard and a special order. Replacing them with a standard bypass, bifold or swing door makes the next repair a stock part.
Can odd-size closet openings be changed to a standard door?
Yes, during a renovation. We frame the opening down or out to a standard size, patch the drywall and case it, so the door is a stock size. It costs more once and saves every later replacement.
How is closet door replacement priced for an apartment renovation?
Per door, with each door listed by unit. Door type, standard vs. resized openings, and the number of units in the run move the number. A building-wide order lowers the per-door rate.
Do you hang closet doors before or after the new flooring?
After, so the doors clear the finished floor and bifold pivots and bypass guides fasten to it. We schedule closets behind your flooring trade, unit by unit.
Do the closet doors come painted?
You can order them prefinished white, so the unit is done in one visit. Otherwise they come primed, and painting is quoted as a separate line or left for your painter.
