Every unit has a different mix of hollow-core doors with fist holes, mismatched knobs and bathroom doors that will not latch.

Apartment interior door replacement swaps the bedroom, bathroom and closet doors in every unit for one door style and one hardware standard, so maintenance stocks one slab, one hinge and one lever. JMB Builders does it on apartment buildings across the Twin Cities metro to St. Cloud, prehung or slab per opening, timed to turnovers or renovation. Priced per door, painting as its own line; send photos for a reply within one business day, or book a free in-home estimate.

  • Priced per door, building rate
  • One door style and hardware standard
  • Prehung or slab, opening by opening

After a few decades of tenants, an apartment building has every kind of interior door: original slabs, hollow-core replacements from three different stores, one six-panel door in a unit of flush ones, and knobs in four finishes. Each one is a special order when it breaks. A building standard picks one door style and one hardware set and replaces to it, all at once or unit by unit as they turn over.

Each opening is either a slab hung in the existing jamb or a new prehung unit. Slabs are faster when the jambs are straight and sound. Prehung units are the fix where jambs are split, kicked in or out of square. We decide opening by opening at the measure and list it on the quote, so you are not paying for prehung where a slab works.

This page is the doors inside a unit: bedroom, bathroom, closet, laundry. The unit entry door off the corridor is a separate scope, often a fire-rated assembly with its own rules. Painting is quoted as a separate line, or the doors come prefinished or primed for your painter.

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • A door count per unit, or let us count at the measure
  • Your pick of door style and hardware finish, set on the first unit
  • Turnover dates, or access with the notice your lease and Minnesota law require
  • Whether bedroom and bath doors get privacy locks or passage sets

What JMB supplies

  • One in-person measure of every opening, with the slab or prehung call per opening
  • A line-item quote by door, grouped by unit
  • Doors ordered for the building so the style matches unit to unit
  • Slabs fitted, hinges mortised and bored, or prehung units set and cased
  • Hardware installed to the building standard, strikes set so doors latch
  • Doors undercut where flooring or air return needs it
  • Haul-away of old doors and hardware, photos per unit in your job folder

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Slab into the existing jamb vs. a prehung unit with new jamb and casing
  • Hollow-core vs. solid-core doors
  • Number of doors per unit and units per visit
  • Damaged or out-of-square jambs that need repair before a slab fits
  • Matching the existing casing profile vs. the building standard
  • Prefinished doors vs. primed, with painting as its own line

Send a photo of a typical unit's doors, the door count per unit, and the hardware finish you want. The free in-home estimate firms up slab vs. prehung by opening.

How long it takes

Typically one unit's interior doors in a working day, fewer when many openings need prehung units. Lead time depends on the door and is written on the quote.

Situations and options

Slab swap

New slab fitted to the existing jamb, hinges mortised to match, lockset bored. Fastest per door where jambs are straight and the casing is sound.

Prehung swap

Old jamb and casing out, a prehung unit set plumb and cased. For kicked-in, split or out-of-square jambs.

Solid-core upgrade

Solid-core doors on bedrooms and baths for sound and to stand up to fists and furniture. Heavier, so three hinges and a solid strike.

Turnover pacing

Units done as they turn over, from a stocked building standard, instead of all at once. The quote rate holds for the units on the list.

Apartment Interior Door Replacement — One Door Across Every Unit: questions, answered

Should rental units get hollow-core or solid-core interior doors?

Hollow-core costs less and is fine for closets. Solid-core doors on bedrooms and bathrooms cut sound between rooms and survive a punch or a moving dolly that would put a hole in hollow-core. Many owners mix them: solid on the swing doors, hollow on the closets.

Is it cheaper to replace door slabs or prehung doors in apartments?

A slab is usually cheaper per door when the jamb is straight and the casing is fine. When the jamb is split or out of square, a slab never closes right and a prehung unit is the better buy. We call it opening by opening at the measure.

Can you replace apartment bathroom doors that will not latch?

Yes. Often the strike just needs moving, which we can do on a service visit. When the door has swollen from shower steam or the jamb has shifted, a new slab or prehung unit is the fix, and we undercut it if the bathroom fan needs the air gap.

Can we do interior doors only when units turn over?

Yes. Set the building standard once, and we replace doors unit by unit on your turnover schedule at the quoted per-door rate. Each unit gets its own invoice line and photos.

Does the unit entry door follow the same standard?

No, the unit entry door off a corridor is a separate scope. In buildings of five or more units it is often a fire-rated assembly with a closer and latch, and the building official decides what it needs. We quote it separately.

Do you paint the new interior doors?

Painting is quoted as a separate line. You can also order prefinished white doors so the unit is done in one visit, or have them primed for your painter.
