Apartment unit entry door replacement for owners and managers: the doors from each unit into the corridor, which in most buildings of five or more units are fire-rated assemblies with a labelled door and frame, a closer and a latching lockset. JMB Builders surveys every door, orders rated replacements to match the labels, and swaps them door by door across the Twin Cities metro. Priced per door.
- Priced per door, listed by unit
- Every door and label surveyed before ordering
- Rated doors ordered to what the building requires

The door from an apartment into the hallway does two jobs a house front door never does. It keeps the unit secure, and in most corridor buildings it is part of the corridor's fire separation. That usually means a labelled door in a labelled frame, hinges and a lockset that suit the rating, and a closer that pulls it shut and latches it. Thirty years of turnovers tend to break that: a slab swapped for a store door, a closer taken off, a deadbolt drilled where the label said not to.
A building-wide replacement starts with a survey. We walk every corridor and record each unit door: size, swing, door and frame material, what the labels say or that there is no label, hardware, and damage. That list becomes a line-item quote by unit, so you can do the whole building, one floor, or only the doors that fail. Before we bid a building of five or more units, we check the city's contractor licensing and permit rules for that building.
Install days run door by door. The old door comes out and the new one is hung, latched and closed on its closer the same visit, so no unit is left without a locking door. The hallway side is finished to your building color as a separate line, or left factory-primed for your painter.

How it is priced: per door
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- New rated slab in the existing frame vs. a new door and frame
- The rating the building requires and steel vs. wood door
- Closer, lockset, viewer and kick plate per your standard
- Frames that are bent, rusted at the floor or unlabelled
- Number of doors done on the same trips
- Hallway-side painting as its own line
- Building rules: elevator booking, work hours, parking
Send a photo of one typical door from the hall, its hinge-edge label and the frame label, plus the unit count for a reply within one business day, or book a free walkthrough.
How long it takes
Typically a few doors a day when the frames stay; a door and frame takes most of a day. Lead time on rated doors depends on the maker and is written on the quote.

Situations and options
Slab swap in a good rated frame
The labelled steel frame stays and a new rated door is hung in it, prepped for the hinges and lock you use. Least disruption to the hallway and the tenant.
Door and frame together
Where the frame is bent, rusted through at the floor or wood with no label, the whole assembly is replaced and the wall around it patched on both sides.
Hardware and closer only
A sound door that will not latch or slams may only need a closer, latch or hinge fix. The survey says which doors need a new door and which do not.
Apartment Unit Entry Door Replacement — Corridor Doors, Building-Wide: questions, answered
Are apartment unit entry doors fire rated?
In most apartment buildings where the units open onto a shared corridor, they usually are, because the corridor is a fire separation. The label on the hinge edge of the door and on the frame states the rating. The building official decides what is required in your building, and we order replacements to that.
Can I put a regular house front door on an apartment unit?
Not on a corridor door that has to be rated. A residential slab or prehung door from a store usually carries no fire label, so it breaks the assembly even if it looks the same. Unit doors are replaced with labelled doors, and labelled frames where the frame is also replaced.
How long does it take to replace the entry doors in an apartment building?
It depends on whether the frames stay. A new door in a good rated frame is typically a few hours a door; a door and frame is closer to a day. The bigger wait is ordering rated doors, and that lead time is written on the quote.
Will my tenants be without a door during the work?
No. Each unit's old door comes out and the new one is hung, latched and locked on the same visit. You give tenants notice of entry as your leases and Minnesota law require; we work to the schedule you set.
Can every unit door be keyed the same way as before?
Yes. Tell us your keyway, deadbolt and lever standard and the doors are ordered and prepped for it. Your locksmith or access-control company handles rekeying or programming if you use one.
Do you need a permit to replace apartment entry doors?
Sometimes. Cities treat work on buildings of five or more units under the commercial code, and some want a permit for rated door replacement. Before we bid, we check the city's contractor licensing and permit rules for that building, and we pull the permit when one is needed.
