On a turnover you have days, not weeks, to fix all of it. We do it as prehung swaps because that is faster and straighter than fitting slabs into old jambs, and the unit ends up with a new jamb, new stops and a door that closes with one push. We match the casing profile already in the building so a new door does not stand out, and we put the same lever or knob on every door in the portfolio so your maintenance staff carries one set of parts.

What you supply

  • Unit access and the turnover date, and a contact who can let us in if the unit is not on a lockbox
  • Your hardware standard, if you have one: passage and privacy lever or knob, finish, and the entry lockset or keyway you use
  • Door style and material if you want to specify it; otherwise we match what is in the building (hollow core six-panel or flush, usually)
  • A photo of each door to be replaced, or a list by unit with the door count, and a photo of the casing

Do you replace doors in occupied apartments or only on turnover?

Both, but turnover is faster because the unit is empty. In an occupied unit we work with the tenant's schedule, cover the floor, and get in and out in a few hours per door. Give us the door count and a photo and we quote it the same per-door way; the only difference is the scheduling.

Can you match the casing already in the building?

Almost always. Most Twin Cities apartment buildings use one of a few common casing profiles, and we match it from a photo. When a building has an odd profile, we either find the closest stock match or run a standard profile on every door in that unit so nothing looks out of place. We tell you which one it is before we start.

Do you use the same hardware on every unit?

Yes, if you want us to, and most managers do. We set one standard with you on the first unit: passage and privacy lever or knob, finish, and the entry lockset spec. Every door after that gets the same parts, so a maintenance tech carries one latch and one strike for the whole portfolio. If you already have a standard, send it and we match it.

How do you invoice a multi-unit door job?

One invoice per unit, with each door as a line, and the unit number on it so it lands in the right ledger. Photos of every finished door go in your job folder so you can see the work without a site visit. Paid by check or direct deposit; no payment links, no card fees.

Should a rental get hollow core or solid core doors?

Hollow core is the standard in most buildings and it is what we replace with unless you say otherwise; it is cheaper and it matches the other doors. Solid core costs more per door but it takes a punch without a hole, blocks more sound between bedrooms, and does not need replacing on the next turnover. Some managers go solid core on bedroom doors only. We quote both so you can decide per building.

Do you also fix a door frame that was kicked in?

Yes. A kicked-in unit entry usually needs the jamb repaired or replaced and the strike side reinforced before a new door means anything. We do that as its own line on the same visit, and we have a separate page on damaged jamb repair that covers the splice-versus-full-jamb decision.
