Walk through a building on turnover day and count the closets with no doors, one door, or a bifold hanging from one pivot. Tenants take them off because they bind, then the doors go in the garage or the dumpster. JMB Builders replaces closet doors for landlords and property managers across the Twin Cities metro in sets, so a whole unit or a whole building ends up with the same door on every closet, tracked and adjusted so they stay on.

The reason bifolds fail is almost never the door. It is the track screwed into drywall, the pivot bracket that walked, or a top pivot set so tight the door has to be forced. We install every set with the track screwed into the header framing, the pivots set so the door swings free, and the guides adjusted so the doors meet in the middle. Then it survives the next tenant.

  • Bifold vs. bypass, and a two-door set vs. a four-door set on a wide closet
  • Standard widths we keep on hand vs. odd widths that have to be ordered or cut down
  • Number of closets per unit and units per visit — the rate is lowest on a building-wide swap
  • Track and pivot condition: reusing sound hardware vs. new track and pivots on every set
  • Casing or drywall repair at the opening from the old hardware tearing out
  • Whether you supply the doors from your own vendor or we do
  • Painting the new doors as a separate line, or primed and left for your painter

Situations and options

Bifold sets

Two- or four-door bifolds in hollow core flush, six-panel or louvered, hung on new track and pivots. The standard closet door in most Twin Cities apartments and the fastest to replace.

Bypass sets

Two sliding doors on a double track for wide bedroom closets. New rollers, bottom guide and bumpers, doors adjusted so they overlap evenly and do not jump the track.

Building-wide standard

One door style and one hardware type across every closet we touch, so your maintenance tech carries one kind of pivot and one kind of roller. We set it with you on the first unit.

Closet package

Doors plus the shelf and rod, the casing and the bit of baseboard inside the closet, all on one per-unit line. Useful when the closets are the worst part of the turnover.

Why do bifold doors in apartments keep falling off?

Three reasons, usually together: the track was screwed only into drywall so it sags, the bottom pivot bracket was never fastened to the floor so it walks, and the top pivot was set too tight so the door binds and the tenant forces it. We fasten the track into the header framing, screw the bottom bracket to the floor, and set the pivots so the door swings with one finger. Done that way a bifold outlasts several tenants.

Do you keep closet doors in stock?

We keep the common opening widths in stock in the styles most buildings use, so a turnover closet does not wait on a special order. Odd widths from older buildings we cut down from the next size up or order, and we tell you which one it is when we quote. If you buy doors from your own vendor, we install those instead.

Can you replace all the closet doors in a building at once?

Yes, and it is the cheapest way to do it per opening. We pick one door style and one hardware type with you on the first unit, then run the rest by your turnover schedule or unit by unit in occupied apartments. Each unit gets its own invoice and photos so the cost lands in the right ledger.

Bifold or bypass doors for a rental closet?

Bifold for most closets: it opens the whole closet, the parts are cheap, and it fits standard openings. Bypass for wide closets where a four-door bifold would be too many hinges to break; bypass doors have fewer moving parts and slide, but only half the closet is open at a time. We match what the building has unless you want to change it.

What if the closet opening is out of square or the carpet changed the height?

Both are common. New carpet or vinyl plank raises the floor and the old doors drag; we cut the new doors to height so they clear. An out-of-square opening gets the track shimmed level and the doors adjusted at the pivots so the gap is even down the sides. If the jamb or casing was torn out by the old hardware, we repair it on the same visit.

Do you paint the new closet doors?

The doors go in primed, or prefinished white when you want no painting at all. Painting is quoted as a separate line, or leave it primed and have your painter do it with the rest of the unit. On a turnover most managers take the prefinished option so the closet is done in one visit.
