Baseboard is the trim that gets hurt in a rental. Dogs chew the outside corners, movers gouge the long runs, vacuum heads knock the shoe loose, and one slow leak under a dishwasher leaves a swollen, blistered length that no paint will hide. On a turnover the choice is patch it, replace the bad sections, or take the whole unit's baseboard off and start over, and the right answer depends on how much is damaged and what the profile is.

We match the profile first. Most Twin Cities apartment buildings and rental houses use one of a handful of stock baseboard profiles, and we carry the common ones. When a section is damaged we cut the bad part out on an angle, splice in a new piece with the same profile and fill the joint so it disappears under paint. When more than a wall or two is damaged, a whole-unit swap is usually faster and cleaner than a dozen splices.

It is invoiced per unit, with the sections or the whole-unit swap as lines, and painting as its own line so your painter can do it or we can. Photos of every repair go in your job folder so you can approve it without a site visit.

Section splice

A chewed corner or a gouged length cut out on an angle, a new piece in the same profile spliced in, joint filled. The cheapest repair when only a few spots are bad.

Whole-wall replacement

One wall's baseboard replaced end to end when the damage is spread along it or the section is swollen from water. Coped into the existing corners so it matches the rest of the room.

Whole-unit baseboard swap

Every baseboard in the unit pulled and replaced on the turnover. Faster than many splices when the unit has been hard-used, and the whole unit ends up the same profile and the same paint.

Baseboard after new flooring

When the unit gets new LVP or carpet on the turnover, baseboard gets replaced or reset to the new floor height, with shoe where needed. We coordinate with your flooring installer's schedule.

Building standard profile

Can you replace just a section of baseboard instead of the whole wall?

Yes. We cut the damaged part out on an angle, fit a new piece in the same profile, nail it and fill the joint. Once it is painted the splice does not show. It is the right call for a chewed corner or a single gouge. When a wall has several bad spots, replacing the whole run is faster and looks better than stacking splices.

Can you match the baseboard profile in an older apartment building?

Usually. Most Twin Cities rental buildings use a stock profile that is still made, and we match it from a close-up photo with a tape measure against it. When a building has a profile nobody stocks anymore, we either find the closest match or replace the whole room or unit with a standard profile so nothing is mismatched. We tell you which before we start.

What do you do about baseboard that got wet and swelled up?

It comes off, because swollen MDF baseboard does not recover. Before the new piece goes on we check the drywall behind it for moisture and damage, and we tell you where the water came from if it is obvious, like a dishwasher, a window or a toilet. If the wall is still wet, it has to dry before new trim goes on. Then the section is replaced and filled like any other splice.

Is it cheaper to replace all the baseboard in a rental unit or repair it?

It depends on how many spots are bad. A few chewed corners are cheaper to splice. When most rooms have damage, or the unit is getting new flooring on the same turnover, a whole-unit swap ends up close in cost, goes faster and gives you one profile and one fresh paint job. Send the photos and we quote it both ways so you can pick.

Do you paint the repaired baseboard?

Yes, as a separate line on the invoice. Every repair goes in primed, filled and caulked, ready for paint, and painting is priced on its own so your painter can do it as part of the unit repaint or we can do it when we are there. Give us the building's trim paint spec and it matches the rest of the unit.

How is baseboard repair invoiced across multiple units?

One invoice per unit, with the unit number on it and the repairs listed as lines: sections spliced, walls replaced or a whole-unit swap, plus painting if we did it. Photos of each repair go in your job folder so you can approve the work from your phone. Paid by check or direct deposit.
