Condo Entry Door Replacement — Fire-Rated Door to the Hallway

Your condo door to the hallway is beat up, sticks, or will not latch. It is a fire door, so the replacement has to be one too.

Condo entry door replacement on a door that opens to a shared hallway is a fire-rated assembly job: the door, frame, hinges, closer and latch work together, and the new door has to carry the rating the building requires. JMB Builders reads the labels, follows the association's rules, orders a rated door and installs it in Twin Cities condos with the closer set so it latches. Priced per door.

  • Priced per door, rated door included
  • Labels read before anything is ordered
  • Closer and latch set to close from open
Arched brick surround with a new double casement window, front entry at right

The door from a condo unit into the building's corridor is not a house front door. In most buildings it is part of the corridor's fire separation: a rated door in a rated frame, with a label on the hinge edge of the door and on the frame, a latch that catches every time, and a closer or spring hinges that pull it shut. An unrated slab from a store, a cut-in pet door, a big added glass lite, or a closer taken off all break that assembly.

Before anything is ordered we read the labels on the existing door and frame and get the association's rules. Many associations control the corridor side of the door — color, hardware, kick plate — so the hallway matches, and require a request before work starts. Some replace unit doors themselves. What the door has to be is set by the building and the fire code, not by the unit owner or by us.

When the frame is a rated steel frame in good shape, a new rated slab is hung in it, prepped for the existing hinges and lock. When the frame is bent or the door is wood in a wood jamb, the whole assembly is replaced. Either way the closer is adjusted so the door closes and latches from fully open, and the hallway side is finished in the association's color — painting is quoted as a separate line.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • The association's rules and written OK for corridor door work
  • Photos of both sides of the door, and of the labels on the hinge edge and the frame
  • The hardware finish and kick plate the association specifies, if any
  • Building access for the work day: elevator, parking and hallway hours from management

What JMB supplies

  • Label check and measurement of the door and frame before ordering
  • A rated door, and a rated frame when needed, ordered to the building's requirement
  • Removal and haul-away of the old door
  • Hinges, latch and closer that suit the rated assembly
  • Closer adjusted to close and latch from fully open
  • Hallway-side finish in the association's color, quoted as its own line
  • Hallway floor and walls protected during the work
  • Photos of the finished door and its labels in your job folder

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • A rated slab in the existing rated frame vs. a new door and frame
  • Steel vs. wood rated door, and the rating the building requires
  • Closer type and whether the existing one is reused
  • Lever, deadbolt, viewer and kick plate the association specifies
  • Hallway-side color and finish
  • Building rules: elevator booking, work hours, parking

Send a photo of the label on the hinge edge of the door and one on the frame. If you cannot find a label, say so — that changes the order.

How long it takes

A rated slab in an existing frame: about half a day. A new door and frame: about a day. Add the association's approval and the door order before that.

Situations and options

New rated slab, existing frame

The steel frame stays, a new rated door is hung in it with matching hinge and lock prep, and the closer is reset. Least disruption to the hallway and the unit.

New door and frame

When the frame is bent, rusted, or wood without a label, the whole assembly comes out and a rated door and frame go in. The wall around it is patched and the casing replaced on the unit side.

Hardware-only fix

If the door is sound but will not latch or slams, the fix may be a closer adjustment, a new latch or a re-hung door. We say so from the photos instead of selling a new door.

Condo Entry Door Replacement — Fire-Rated Door to the Hallway: questions, answered

Does my condo front door have to be fire rated?

If it opens to a shared corridor, it almost always does, because it is part of the corridor's fire separation. Check the label on the hinge edge of the door and on the frame, and ask the association. JMB Builders replaces it with a door that carries the rating the building requires.

What is a 20 minute door on a condo unit?

It is a door assembly tested to hold back fire for 20 minutes, and the label on the door and frame says so. The rating covers the door, frame, hinges, latch and closer together, so changing one part can undo it. Your building may require that rating or a different one; the existing labels and the association are where to check.

Can I replace my condo door with any door I like?

Not the corridor door. It has to carry the rating the building requires, and most associations also set the hallway-side color and hardware. The unit side can usually be painted or cased however you like.

Who replaces the door from my condo to the hallway, me or the association?

It depends on the association's declaration. Some put the door on the unit owner, some own it and replace it themselves, and some split the door and the frame. Ask the manager before ordering anything.

Does a condo unit door need a closer?

A rated corridor door is meant to close and latch on its own, so it has a closer or spring hinges, and taking it off defeats the rating. When we replace the door, the closer is set so the door shuts and latches from fully open without slamming.

Can you add a peephole or smart lock to a fire-rated condo door?

Only with hardware listed for use on rated doors, and only where the association allows it. Drilling a rated door for hardware it was not prepped for can void the label. The safer route is to order the door with the viewer and lock prep already in it.
