Townhome Front Door Replacement in an HOA — Approval to Install

Your townhome door is drafty or worn out, and the association has a say in what replaces it.

Reply within one business day. Or call / text 763-204-2099.

Townhome front door replacement in an HOA starts with the association's rules: who owns the door, which styles and colors are approved, and what the approval form needs. JMB Builders gives you the door's product sheet, color name, photos and a written scope to submit, waits for the approval letter, then orders the door through ABC Supply and installs it across the Twin Cities metro. Priced per door.

  • Priced per door, door included
  • Specs, photos and scope for the HOA form
  • Ordered only after the approval letter

In a townhome association the door can belong to the owner, to the association, or be split between them. Some declarations make the owner responsible for the door and the association for the trim and siding around it; some treat the front door and the patio door differently. Read the declaration and the rules, or ask the manager, before anything is ordered. If the association replaces doors on its own schedule, an owner may not be allowed to do it alone.

Associations that let owners replace doors usually set the outside: style, glass, exterior color, sometimes the hardware finish and the storm door. The architectural approval form wants the product, the color, photos of the existing door and a short description of the work. We put that package together; you submit it; nothing is ordered until the approval letter is in hand.

Install day follows the association's rules for work hours, parking and where the old door goes. On attached units the neighbor's door is often a few feet away, so the shared stoop, siding and trim are protected. Patio doors at the back of the unit go the same way. Painting is quoted as a separate line — or leave it primed and caulked and paint it yourself.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • The association's door rules or architectural approval form
  • Your door choice from the approved styles, glass and colors
  • The submitted request and the approval letter
  • Photos of the door from inside and outside, and of the trim and siding around it
  • Paint color for the inside casing if you want it painted — painting is quoted as a separate line

What JMB supplies

  • Product sheet, exterior color name, photos and a written scope for the approval request
  • Measurement of the opening before ordering
  • The door ordered through ABC Supply in the approved style and color
  • Removal and haul-away of the old door and frame
  • Sill pan, flashing tape, low-expansion foam, sealant and shims
  • Brickmould or exterior trim matched to the neighboring units where the rules call for it
  • Work scheduled inside the association's hours and parking rules
  • Photos of the finished door in your job folder

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Entry door vs. sliding or hinged patio door
  • The approved style, glass and factory color the association specifies
  • Factory-finished color vs. painted on site to match
  • Exterior trim profile or wrap color the association requires
  • Rot at the sill, jamb feet or subfloor once the old door is out
  • A matching storm door if the rules call for one
  • More than one door on the same visit

Send the association's door rules or approval form with your photos, so the quote matches what will be approved.

How long it takes

Approval takes as long as the association takes. Once the door arrives: about a day for an entry door, about a day for a patio door.

Situations and options

Front entry door

The door the association sees from the street. Style, glass and exterior color usually have to match the neighbors; the inside is up to you. We order it in the approved color so nothing has to be painted outside.

Patio door

Sliding or hinged doors at the back of the unit. Many associations care less about style here but still set the exterior color and the frame material. Same approval package, same install.

Storm door to match

Some associations require a storm door, or a specific style and color of one, on every unit. If yours does, it goes on the same request and the same visit.

Townhome Front Door Replacement in an HOA — Approval to Install: questions, answered

Who replaces townhome doors, the owner or the HOA?

It depends on your association's declaration. Some put the door on the owner and the trim and siding on the association, some own the doors outright, and some treat front and patio doors differently. Read the declaration or ask the manager before ordering anything.

Do I need HOA approval to replace my townhome front door?

In most associations, yes, because the front door is part of the outside everyone sees. The request usually covers the style, the glass and the exterior color. JMB Builders does not order the door until you have the approval letter.

What does an HOA want to see on an architectural approval request for a new door?

Usually the product sheet for the door, the exterior color name, photos of the existing door, and a short description of the work and the trim. We put that together for you to submit. Some associations also want a contractor's license number, certificate of insurance or W-9, and we send those on request.

Can my townhome front door be a different color than my neighbors?

Only if your association's rules allow it. Many set one exterior color, or a short list, for every unit. The inside of the door can be any color you like.

Does the association have to approve a townhouse patio door replacement?

Often yes, because the exterior color and frame material show from the yard. Some associations are looser on patio doors than front doors, so check your rules. The approval package and the install are the same as for an entry door.

What if the HOA wants the trim around the door replaced too?

We replace the brickmould or exterior trim in the profile and color the association specifies when the door goes in. If the association owns the trim and siding, it may want its own contractor to do that part; ask the manager before the quote is final.
