In most Twin Cities townhome associations, the owner can replace windows but the outside has to match. The association's architectural rules often set the exterior color, the frame material, the grille pattern and sometimes the style. Some associations own the windows outright and replace them on their own schedule. Read your declaration and rules, or ask the manager, before anything is ordered.
We make the request easy to approve. You get the window maker's product sheet, the exterior color name, the grille layout, photos of the existing windows and a short written scope of how the opening is finished outside. You submit it; we wait for the approval letter before ordering.
Install day follows the association's rules: work hours, where the trailer parks, and how siding is removed and put back. On attached units we are careful at shared walls and the neighbor's siding. Painting is quoted as a separate line — or leave it primed and caulked and paint it yourself.

Do I need HOA approval to replace windows in my townhome?
Usually, yes, for anything visible from the outside. Most townhome associations control exterior color, grille pattern and sometimes frame material. Check your declaration and rules or ask the manager before ordering.
What does an HOA want to see before approving new windows?
Most want the product sheet, the exterior color, the grille pattern and a description of how the outside will be finished. Some want photos of the existing windows. We put that together for you to submit.
Who pays for window replacement in a townhome, me or the association?
