Townhome associations in Minnesota see the same rot every spring: the bottom of garage door jambs, brickmould at the front doors, window sill nosing, corner boards near the ground, and fascia where a gutter overflows. Each item is small. Together they are a list the board has to get done before paint, before a sale, or before the rot spreads.
Exterior companies that sell full re-siding scopes often do not bid a list like that. Situations and options
Garage door jambs
The most common townhome rot item. The bottom of the jamb is cut out and spliced, or the full jamb is replaced, and it is wrapped or trimmed in PVC so it does not rot again.
Entry door brickmould and sills
Rotted brickmould and door frame bottoms are replaced, with drip cap at the head and a sealed sill so the water that caused the rot sheds away.
Window sill nosing and corner boards
Rotted sill nosing is rebuilt and corner boards near the ground are replaced in PVC, matched to the rest of the building.

Do you take small exterior repair lists for townhome associations?
Yes. JMB Builders prices HOA rot and trim lists item by item across the Twin Cities metro, including lists with only a handful of items per building. The board can approve the whole list or pick items to fit the budget. Photos of each item are filed by unit.
Why do townhome garage door jambs rot?
Garage door jambs sit in the splash zone: rain off the driveway, snow piled against them, and salt water off the cars. The bottom of the wood soaks up water and rots from the end grain. Replacing it with PVC or wrapping it keeps the new jamb from going the same way.
Can you match the trim on our townhome buildings?
Most townhome trim is a standard brickmould, flat board or corner board that can be matched from stock in PVC or wood. Older or unusual profiles are matched as close as available and noted on the quote. The association's color is used for paint when painting is on the list.
Is exterior rot the HOA's or the owner's responsibility?
That depends on your association's declaration and bylaws, which say who maintains which exterior parts. JMB Builders can invoice the association or the individual owner, whichever your documents call for. The per-item quote makes it easy to split.
Do you fix the cause of the rot or just replace the trim?
Both. Most trim rot is a water path problem: missing drip cap over a door, no sill pan, a gutter overflowing onto a corner, or trim touching the ground. That cause is fixed while the trim is off. New trim on the old water path rots again.
Can you report repairs to the board with photos?
Yes. Each item gets before-and-after photos filed by unit address, and the invoice lists items in the same order as the approved list. That gives the manager what the board and owners usually ask for.
