Apartment patio door replacement for owners and managers of buildings with five or more units: JMB Builders measures every sliding door in person, orders the building as one package through ABC Supply so color and glass match, and replaces doors unit by unit, each locked the same day. Twin Cities metro to St. Cloud, priced per door on a line-item bid. Send photos for a reply within one business day, or book a free in-home estimate and walkthrough.
- Priced per door on a line-item bid
- Every door measured in person before ordering
- One door per unit, locked the same day

Patio doors in an apartment building wear out together. Same builder, same door, same year: rollers flatten, glass fogs, sills leak onto the subfloor. Replacing them one work order at a time leaves the building with a mix of brands, colors and handles. A building program replaces them to one spec, in the order the owner picks.
Every door is measured in person before anything is ordered, because the same floor plan does not mean the same rough opening. The doors go in as one order so frame color, glass and hardware finish match. The bid lists each door by building, floor and unit, so it is easy to compare with another bid or split into phases.
Ground-floor doors open to a patio slab; upper doors open to a balcony and come up the stairs or the elevator. In each unit the floor is covered from the hall to the door, the old door comes out, the sill is checked for rot, a sill pan goes down, and the new door is set, sealed, adjusted and locked before we leave. Before we bid a building of five or more units, we check the city's contractor licensing and permit rules for that building.

How it is priced: per door
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Door line, panel layout and glass in the chosen spec
- Ground floor on a slab vs. upper floor on a balcony
- Carrying doors up the stairs where there is no elevator
- Rot at the sill or rim, priced as a set line per door
- Siding, brick or stucco around the door
- How many doors, and whether the work is phased by building
- Trim and painting lines
Send the unit list and photos of one door per unit type, inside and out, with the sill in the picture.
How long it takes
Typically one patio door per unit per working day on site, confirmed for your building at the walkthrough. Lead time depends on the brand and is written on the quote.

Situations and options
Ground-floor sliders
Doors to a patio slab or lawn. Easy to carry in, but the sill often sits low to the slab, so the sill pan and the exterior seal get extra attention.
Upper-floor balcony doors
Doors that come up the stairs or the elevator and are flashed from the balcony side. Stair turns and elevator size are checked at the walkthrough.
Phased by building
One building or one floor at a time, every phase ordered to the spec in the first bid so the property still matches when it is done.
Apartment Patio Door Replacement — Every Unit Measured, One Order: questions, answered
How long does it take to replace a patio door in an apartment unit?
Typically one working day per unit, with the new door set, sealed and locked before we leave. Rot at the sill or a long stair carry can add time. The schedule for your building is confirmed after the walkthrough.
Do tenants have to be home when the patio door is replaced?
No, but we need access and a clear area in front of the door. The owner or manager sends the entry notice; Minnesota law generally calls for at least 24 hours' notice and entry between 8 a.m. and 8 p.m. unless the tenant agrees otherwise. Check your lease and your attorney for the exact rules; this is not legal advice.
Will all the new patio doors in the building match?
Yes, when they are ordered as one package. One line, one exterior color, one glass and one hardware finish go on every door. If the job is phased, later phases are ordered to the same written spec.
Can apartment patio doors be replaced one building at a time?
Yes. The bid is written door by door, so the owner can pick a building, a floor or a set of units for each phase. Each phase is ordered separately, and lead time depends on the brand and is written on the quote.
Does replacing patio doors in an apartment building need a permit?
It depends on the city. Buildings of five or more units fall under the commercial building code, and permit rules for door replacement vary. Before we bid, we check the city's contractor licensing and permit rules for that building, and JMB Builders pulls the permit when one is needed.
What do you need to bid patio doors for a whole apartment complex?
A unit list, photos of one door per unit type inside and out, and a walkthrough. After the walkthrough every door is measured in person before ordering. A certificate of insurance and a W-9 are available on request for your vendor file.
