Apartment Balcony Door Replacement — Upper Floors, No Crane

The only way onto the balcony is through the unit, and the only way the new door gets there is up the stairs or in the elevator.

Apartment balcony door replacement on the second, third or fourth floor of a walk-up or garden building: JMB Builders carries the door up the stairwell or elevator, works from inside the unit and from the balcony, sets the door on a sill pan with flashing lapped to shed balcony water, and locks it the same day. No crane. Priced per door across the Twin Cities. Photos get a reply within one business day, or book a free in-home estimate.

  • Priced per door, stair carry included in the bid
  • Stair turns and elevator checked at the walkthrough
  • Sill pan and flashing done from the balcony
New tan double casement beside the front entry, brick column and brown lap siding

On an upper-floor apartment, everything happens through the unit. The old door comes out from inside, the new one goes in from inside, and the flashing is done standing on the balcony. The door has to get there first: up the stairwell or in the elevator, wrapped and in one piece. We check stair turns, landings and the elevator cab at the walkthrough, because a frame that will not make the turn changes the order.

Balconies sit close to the sill. Some are wood decks, some are concrete slabs, some have a membrane at the wall. Water runs toward the door unless the sill sits high enough and the pan under it drains out. We set a sill pan with a back dam, lap the flashing over what the balcony has at the wall, and seal the exterior trim to the siding.

The balcony itself is not part of a door job. If the surface slopes toward the building or the framing at the door is soft, we photograph it for the owner rather than cover it over. This is low-rise work, done unit by unit; we do not use cranes or swing stages. Before we bid a building of five or more units, we check the city's contractor licensing and permit rules for that building.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

  • Protection for the stairwell, hall and unit floor
  • Sill pan with a back dam; flashing lapped to the balcony and wall

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Floor level, and stair carry vs. an elevator
  • Panel size and glass weight
  • Balcony type at the sill: wood deck, concrete slab or membrane
  • How high the sill sits above the balcony surface
  • Rot at the sill or rim, priced as a set line
  • Siding, brick or stucco around the door
  • Number of doors in the building

Send a photo from the balcony looking straight at the threshold, and one of the stairwell or elevator door.

How long it takes

Typically one balcony door per unit per working day, confirmed after the walkthrough. Lead time depends on the brand and is written on the quote.

Situations and options

Elevator building

The door rides up wrapped, with the cab padded. We book the elevator with the manager so tenants are not stuck waiting during the carry.

Walk-up stair carry

Two people carry the frame and panels up the stairwell. On many sliders the panels lift out of the frame, so each piece is carried separately.

Balcony on a concrete slab

The slab sits tight to the sill, so the sill pan, the sealant joint at the slab and the slope away from the door get the most attention.

Apartment Balcony Door Replacement — Upper Floors, No Crane: questions, answered

How do you get a new patio door up to a third-floor apartment without a crane?

Up the stairwell or in the elevator, by hand. On many sliding doors the glass panels lift out of the frame, so the frame and each panel are carried separately and put back together in the unit. We check stair turns and the elevator size at the walkthrough before ordering.

Can an apartment balcony door be replaced from inside the unit?

Most of it, yes. The old door is cut loose and lifted out from inside, and the new one is set from inside. The sill pan seal, flashing and exterior trim are done from the balcony, so we need the balcony cleared.

What does a balcony door need at the sill?

A sill pan with a back dam under the door, flashing lapped so water runs out onto the balcony, and a sill that sits above the balcony surface. A door set flush to a slab with no pan is how water gets into the floor and the unit below.

Do you repair the balcony when you replace the door?

No. Balcony framing, decking and railings are not part of the door job. If the balcony slopes toward the building or the framing at the door is soft, we photograph it and tell the owner, so it can be fixed before or after the door goes in.

Is a triple-pane balcony door too heavy to carry upstairs?

It is heavier, but it goes up the same way: frame and panels carried separately where the door comes apart. The carry is part of the per-door price. Glass choice is made with the spec, before the order.

Do you need the elevator all day for balcony door installs?

No. We need it for the carry up in the morning and the old door going down. We book those times with the manager and pad the cab so tenants can still use it the rest of the day.
