Apartment Patio Door Replacement in Winter — Occupied Units
The doors are bad now, tenants are cold now, and spring is months away.

Apartment patio door replacement in winter works when it is planned around the cold: one door at a time, the new door in the unit before the old one comes out, the room closed off with a temporary plastic wall, and sealants and foam rated for low temperatures. JMB Builders sets and locks each door the same day across the Twin Cities. Priced per door. Photos get a reply within one business day, or book a free in-home estimate.
- Priced per door, same as summer
- One door open at a time
- Room closed off with a temporary wall

Winter is when tenants notice a bad patio door: frost on the sill, a draft across the floor, ice that locks the panel shut. It is also when owners worry about opening a wall in an occupied unit. Done one door at a time, a winter swap keeps the opening open for a few hours, not a day.
The new door is carried into the unit and checked before the old one is cut out. A temporary plastic wall closes off the room so the rest of the unit stays warm, and the tenant can keep the heat on. Sealant, tape and foam are products rated for cold, or kept warm until used. The door is set, foamed, sealed and locked before we leave.
Some days are not install days. In deep cold, or with ice packed on the balcony at the sill, we move the date rather than seal a door to a frozen surface. Exterior painting waits for spring. Before we bid a building of five or more units, we check the city's contractor licensing and permit rules for that building.

How it is priced: per door

- Door line, size and glass in the spec
- Upper-floor carry vs. ground floor
- Rot at the sill found when the old door comes out
- Snow and ice at the balcony or patio
- Exterior trim and paint deferred to spring, if needed
- Number of doors on the winter schedule
Send photos of the door, the sill from inside, and the balcony or patio outside it.
How long it takes
Typically one door per unit per working day, with the opening open for a few hours. Very cold days move to the backup date. Lead time depends on the brand and is written on the quote.

Situations and options
Winter, one unit at a time
The usual winter plan. One door per day, the room closed off, the tenant's heat on, the door locked before we leave.
Worst doors now, rest in spring
The doors with frost, ice or leaks go first in winter; the rest of the building follows in spring on the same spec.
Rot found under the sill
The opening gets a temporary cover overnight if the subfloor needs a second day, then the door goes in on sound wood.
Apartment Patio Door Replacement in Winter — Occupied Units: questions, answered
Can patio doors be replaced in an occupied apartment in January?
Yes. The opening is open for a few hours, the room is closed off with a temporary plastic wall, and the door is locked before we leave. On very cold days we move to the backup date.
How long is a patio door opening left open in winter?
A few hours on a typical door. The new door is already in the unit before the old one is cut out, so the gap is only as long as the swap. Rot under the sill can stretch it, and then the opening gets a temporary cover.
Do sealant and foam cure in Minnesota cold?
Products made for cold do. We use sealant, tape and foam rated for low temperatures, or keep them warm until used. Below their rated range we wait for a warmer day.
When should an apartment owner wait until spring to replace patio doors?
When the doors still close and lock and the tenants are not cold, spring is easier. When doors are leaking, freezing shut or letting in frost, winter swaps are worth it. Many owners do the worst doors in winter and the rest in spring.
Do tenants lose heat during a winter patio door swap?
The room with the door gets cold for a few hours. A temporary plastic wall keeps the rest of the unit warm, and the tenant can leave the heat on. Pets should be kept in another room.
What if the balcony is covered in ice on install day?
The sill area has to be clear and dry enough to seal. The owner clears snow and ice beforehand; if it is still frozen to the sill, we move the date rather than seal to ice.
