Replace Front Door in Winter — Open Time, Heat Loss, Cold Sealants
Frost on the jamb, a cold floor, a deadbolt that will not throw — and it is January.

You can replace a front door in winter in Minnesota. The new door is on site before the old one comes out, the opening is open for a few hours rather than all day, and the sealants, tape and foam are rated for cold or kept warm. JMB Builders installs entry doors in winter across the Twin Cities metro, closes the opening the same day, and covers it if hidden rot needs more time. Priced per door.
- Priced per door, door included
- New door on site before the old one comes out
- Opening closed the same day

Winter is when a bad door shows: frost on the inside of the jamb, a cold floor, a lock that will not line up. It is also when people assume a door cannot be replaced until spring. It can. What changes is how long the house is open and which products go into the opening.
Open time: the old door does not come out until the new prehung unit is on site and checked against the opening. Once the old unit is out, the sill is checked, the pan goes down, and the new door is set, shimmed and fastened, so the opening is closed again in a few hours. Casing, hardware and adjusting happen with the new door already shut. A plastic sheet across the inside of the entry keeps the cold in the entry instead of the whole house.
Cold: many sealants, flashing tapes and foams list a minimum application temperature on the label, and some need a primer below it. We use products rated for the cold and keep them warm until they go on. Exterior caulk or paint that needs a warmer day can wait for a short second visit. If rot under the sill is worse than the photos showed, the opening is closed with a temporary panel before we leave, never left open overnight.

What JMB supplies
- Measurement and the door ordered through ABC Supply, on site before the old door comes out

- Sealant, flashing tape and foam rated for cold, kept warm until used
- Sill pan, shims and fasteners, and rot repair quoted from the photos
- A temporary panel to close the opening if a repair runs past the day
- Brickmould, interior casing, lockset and deadbolt installed and adjusted
- Removal and haul-away of the old door
- Photos of the finished door in your job folder
How it is priced: per door
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- The door itself: steel vs. fiberglass, glass, factory finish
- How much rot is under the sill once the old door is out
- Siding and exterior trim around the door
- Exterior caulk or paint that has to wait for a warmer day
- A storm door replaced on the same visit
- Hardware: basic lockset, handle set or smart lock
Send a close-up of the sill and the bottom of the jambs. Rot found in January is the same as rot found in July, but it is better known before the door is open.
How long it takes
One door in a sound opening: the opening is open a few hours and the job takes about a day. Exterior caulk or paint may need a short return visit on a warmer day.

Situations and options
Factory-finished door
A door painted or stained at the factory needs no exterior paint on site, so nothing has to wait for warm weather. The new trim still gets primed and caulked.
Door and storm door together
If the storm door is also worn out, both go on the same visit. The storm door is hung after the entry door is set and sealed.
Rot found under the sill
The soft wood is cut out and replaced the same day when it can be. When it cannot, the opening is closed with a temporary panel and the new door goes in on the next visit.
Replace Front Door in Winter — Open Time, Heat Loss, Cold Sealants: questions, answered
Can you install a door in winter in Minnesota?
Yes. The new door is on site before the old one comes out, the opening is open only a few hours, and the sealants, tape and foam are rated for cold or kept warm until they go on. JMB Builders replaces entry doors in winter across the Twin Cities metro.
How long is the house open during door replacement?
For one door in a sound opening, a few hours — from pulling the old unit to setting and fastening the new one. Casing, hardware and adjusting are done with the new door closed. If rot repair runs long, the opening is covered with a temporary panel.
Will caulk and foam work in cold weather?
Some will and some will not. Many products print a minimum application temperature on the label, and some flashing tapes need a primer in the cold. We use products rated for the temperature and keep them warm until they go on.
What happens if you find rot under my front door in January?
The soft wood is cut out and replaced before the new door is set, the same as in summer. If the repair is bigger than one day, the opening is closed with a temporary panel and secured before we leave. You see photos of what was found and the repair is quoted before it is done.
Should I wait until spring to replace my front door?
Not if it is letting in cold, leaking, or the lock does not work. A door that is failing costs heat every day it stays. If you do want a spring install, ordering in winter means the door is here when the weather turns.
Can a new front door be painted in winter?
The inside face and casing can be painted indoors. The outside face either comes finished from the factory or is painted on a day warm enough for the paint on the label. That outside paint can be a short second visit.
