Apartment Balcony Door Leaking — Found, Fixed, Written Up
The tenant below has a ceiling stain, and the tenant above says their balcony door is fine.

When an apartment balcony door is leaking, the stain usually shows up in the unit below, not at the door. JMB Builders water-tests the door from the balcony, traces where water gets in, and either reseals and reflashes it or resets or replaces it on a sill pan. The owner gets photos and notes. - Priced per door after the leak is found
- Water test before any repair
- Photos and notes for the owner

A leaking balcony door rarely announces itself. Water gets under the sill, runs along the subfloor and comes out on the ceiling or wall of the unit below. By the time someone calls, the drywall is stained and nobody knows which door it came from. Guessing means resealing the wrong thing.
We start with a water test from the balcony, low on the door and working up: sill, bottom corners, jambs, head, glass seals. The unit below is checked while the water runs. Most leaks come in at the sill: no sill pan, a pan with no back dam, caulk that has failed at the slab, or a balcony that pitches toward the door.
Then it is repair or replace. A sound door with failed sealant or a missing corner pad can be resealed and reflashed. A door with no sill pan, a rotted sill or failed panels is pulled and reset, or replaced, on a new pan. Drywall in the unit below is quoted as its own line. Before we bid a building of five or more units, we check the city's contractor licensing and permit rules for that building.

How it is priced: per door
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Reseal and reflash vs. pull and reset vs. a new door
- Whether the door has a sill pan now
- Rot in the sill, subfloor or rim
- Balcony type and how it meets the door
- Siding, brick or stucco to open and close at the jambs
- Drywall and paint in the unit below, as separate lines
Send a photo of the door from the balcony, a close-up of the sill, and the stain in the unit below.
How long it takes
Water test and finding: a short visit. A reseal is part of a day; a reset or a new door is typically a day per unit once the parts are in.

Situations and options
Reseal and reflash
For a door that is sound with a failed caulk joint, a missing corner pad or open flashing at the jambs. The door stays; the leak path is closed.
Pull and reset on a sill pan
For a good door installed without a pan. It comes out, a sill pan with a back dam goes in, and the same door is set back, sealed and adjusted.
Replace the door
For a door with failed seals, a rotted sill or panels that leak. A new door is set on a pan and matched to the building's spec.
Apartment Balcony Door Leaking — Found, Fixed, Written Up: questions, answered
Why is water coming in under the balcony door in our apartment?
Most often there is no sill pan, the pan has no back dam, or the caulk between the sill and the balcony has failed. A balcony that pitches toward the building makes all of those worse. A water test shows which one it is.
How do you find which balcony door is leaking into the unit below?
We water-test the door above from the balcony, a section at a time, while someone watches the ceiling below. That ties the stain to one door and one spot on it. If it is not the door, we say so, and the photos show where else to look.
Can a leaking sliding door be fixed without replacing it?
Often, if the door itself is sound. Failed sealant, a missing corner pad or open jamb flashing can be redone. If there is no sill pan, the door can be pulled, a pan set and the same door reset.
When should a leaking balcony door be replaced instead of resealed?
When the sill or frame is rotted, the glass seals have failed, the panels leak at the interlock, or parts are no longer made. A new door on a sill pan is then the longer-lasting repair, and the bid shows both options side by side.
Do you repair the ceiling in the apartment below a leaking door?
Yes, as a separate line after the leak is fixed. Drywall comes out where it is wet or stained, the area dries, and it is patched. Painting is quoted as a separate line, or the owner's painter finishes it.
Will you write up the balcony door leak for the building owner?
Yes. The owner gets photos of the entry point and the damage below, and a short note of what we found and what we recommend for each door. If the owner files an insurance claim, they handle the claim; check your policy and ask your agent about coverage.
