Townhome association patio door replacement, done as one program: the board picks one sliding door spec, JMB Builders measures every unit, orders the doors through ABC Supply and replaces them unit by unit across the Twin Cities metro. Each old door comes out and the new one is set on a sill pan, adjusted and locked the same day. Priced per unit. Send photos for a reply within one business day, or book a free in-home estimate.
- Priced per unit, rot repair on its own line
- One door spec for the whole complex
- Each door set and locked the same day

Patio doors in a townhome complex tend to fail together: same builder, same year, same door. Rollers wear out, the glass fogs, the sill leaks onto the subfloor. When the association is responsible for them, replacing them one complaint at a time leaves the complex with five different doors. An association program does them all to one spec. A single owner replacing a front door with HOA approval is a different job.
The spec is the first decision: door maker and line, panel layout (which side slides), exterior and interior color, glass, grilles, handle finish and screen. The board approves it once, from a sample or a product sheet, and every unit gets the same door. We then measure every unit's opening in person, because the same floor plan does not guarantee the same rough opening.
Install is a unit at a time. Owners get notice of their day. Floors and furniture near the door are covered, the old door comes out, the subfloor at the sill is checked for rot, a sill pan goes down, and the new door is set, shimmed, foamed, sealed and adjusted to roll and lock. Interior and exterior trim are finished before we move to the next unit.

How it is priced: per unit
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Door line, panel count and glass in the approved spec
- Door size by unit type, and any unit with two patio doors
- Rot in the subfloor or rim at the sill, priced as a set line
- Whether the opening fits the new door or needs reframing
- Siding and exterior trim around the door
- Door over a deck vs. at grade on a slab patio
- One season vs. phased by building
Send the unit list and photos of one door per unit type, inside and out, with one of the sill.
How long it takes
Most patio doors: about a day each on site. Lead time depends on the door line and is written on the bid.

Situations and options
Patio doors only
Every slider in the complex to one spec, unit by unit. The common choice when the doors are the worst part of the building.
Patio doors with the windows
Doors and windows on the same spec and schedule, so each unit is done in one visit and the glass and color match.
Phased by building
One building at a time, every phase ordered to the spec written in the first bid so the complex still matches.
Townhome Association Patio Door Replacement — Every Unit, One Spec: questions, answered
Who pays for patio door replacement in a townhome association?
The governing documents decide it. In some associations the patio doors belong to the association; in others each owner is responsible. The board or manager should confirm that before bidding, along with how the work is funded.
Does every unit have to get the same patio door?
In an association program, yes, that is the point. The board approves one line, panel layout, color, glass and hardware, and every unit gets it. Mixed doors are what the program is replacing.
What if the floor under a patio door is rotted?
It is common, especially on doors that open to a deck. We check the subfloor and rim at the sill on every unit when the old door comes out. Rot repair is priced as a set line in the bid, so the board knows the cost before we find it.
Is the patio door opening left open overnight?
No. Each old door comes out and the new one is set, sealed and locked the same day, before we leave the unit.
Can owners choose their own patio door style?
Not in an association program, where the outside follows one spec. Some lines allow a different interior color, and the board can decide whether to allow that. Owners replacing their own door with HOA approval follow a different process.
Do you replace patio doors in apartment buildings?
Yes. Along with townhome associations and buildings of one to four units, JMB Builders replaces patio doors in apartment and condominium buildings of five or more units. On those buildings we check the city's contractor licensing and permit rules before we bid.
