Paint does not hide bad trim. A turnover painter rolls the walls and cuts in the trim, and every picture-hanger hole, dented casing, shrunk caulk line and missing door stop shows through the new coat. Most painters will not fill and re-caulk beyond a quick pass, and the property manager ends up approving a second visit after the tenant has already moved in.

This package puts a carpenter in the unit ahead of the painter with one job: make the trim ready. We walk the unit room by room, pull the leftover anchors and nails, fill every hole and dent with a two-part or wood filler, sand it flush, cut out the split caulk at the casing, base and window stools and re-caulk it, renail loose casing and base, and replace the pieces that are past filling: a broken door stop, a casing leg with a chunk out of it, a section of base a pet chewed. New pieces go in primed and the repairs get a spot of primer so the painter's coat covers evenly.

It is priced per unit so you can approve it from a photo set, and it pairs with our door swaps and baseboard repairs when a unit needs more than touch-up. Painting itself is quoted as a separate line, or leave it primed and caulked for your painter.

  • The trim profile if the building uses something specific, or a photo of a clean section and we match it

How it is priced: per unit

Quoted in writing from your photos within one business day. What moves the number:

  • Unit size: a studio and a three-bedroom have very different lengths of trim to walk
  • How many pieces are past filling and have to be replaced, and whether the profile is a stock one
  • Window trim: stools and aprons with split caulk and swollen ends take longer than door casing
  • Stain-grade trim, which cannot be filled and primed and has to be replaced or touched up with a stain kit
  • Whether the unit has been cleared or we are working around furniture and belongings
  • Adding painting of the trim, quoted as its own line

How long it takes

A one-bedroom: most of a day. A three-bedroom with several replaced pieces: a day and a half. We schedule it to finish before the painter's date.

Situations and options

Fill, sand and caulk only

For a unit where the trim is intact but tired: every hole and dent filled and sanded, split caulk cut out and replaced, loose pieces renailed, spot primed. The fastest version and the one most turnovers need.

Fill and caulk plus replacements

Same package, plus the pieces that are past filling: a broken door stop, a chewed base section, a casing leg with a chunk missing, missing shoe mould. New pieces go in primed and matched to the profile in the unit.

Stain-grade trim units

Oak or stained pine trim cannot be filled and painted. We touch up small dents with a color-matched fill and marker, replace pieces that are too far gone with matched stock, and quote staining new pieces as its own line.

Trim prep plus painting

The same prep, then we paint the trim and doors ourselves as a separate line on the quote. One crew, one schedule, and the trim is done before the wall painter starts or after, whichever your turnover runs.

What is included in a turnover trim touch-up package?

Why should a carpenter prep the trim instead of the painter?

A painter's job is paint. Most turnover painters will fill a few holes and run a bead of caulk, but they do not cut out old caulk, renail loose casing or replace a broken door stop, and they should not be expected to. When the trim is prepped first the painter's coat goes on once and covers, instead of showing every dent and shrunk caulk line the week after move-in. It is the difference between one visit and a callback.

Do you replace trim or just fill it?

Both, depending on the piece. Nail holes, small dents and picture-hanger holes are filled and sanded. A door stop that is split, a casing leg with a chunk out of it, a section of base a pet chewed, or shoe mould that is missing gets replaced with new primed stock matched to the profile. The quote lists which pieces we expect to replace based on your photos, and we confirm on site.

Can you do this in every unit at turnover as a standing arrangement?

Yes. Several turnovers a month at the same building works well because we learn the trim profile, stock it, and know the schedule. Send the unit photos when the tenant is out, we quote it per unit the same business day, and we schedule it ahead of the painter's date. It pairs with door swaps, baseboard replacement and closet doors when a unit needs more.

Do you paint the trim after it is prepped?

We can. Painting is offered on every quote as its own line, so you can take it or leave it for your own painter. If we paint, the trim and doors get a coat of trim enamel after the prep, on the same or the next visit. If you leave it, the unit is handed over primed at the repairs and caulked, with nothing left for the painter but paint.

How much trim prep does a unit need before painting?

Walk the unit and look at the doors and window stools. Every hole, dent, split caulk line, loose casing and broken piece you see will still be there under a coat of paint. A typical turnover unit needs all the holes filled, the caulk cut out and redone at the doors and windows, and one or two pieces replaced.
