Replace Fixed Window With Opening Window — Same Opening, Fresh Air

The room has a sheet of glass that does not open, and you want air, a screen, or a way out of a bedroom without changing the size of the window.

To replace a fixed window with an opening window, JMB Builders measures the opening, picks a casement, slider, awning or hung window that fits it, checks swing clearance outside and egress if the room is a bedroom, removes the fixed unit and sets the new operable one in the same opening, trimmed inside and out. Twin Cities metro, priced per opening. Send photos and we reply within one business day, or book a free in-home estimate.

  • Priced per opening, window supplied
  • Same opening, no framing change in most cases
  • Swing, egress and tempered glass checked

Fixed glass went into plenty of houses where nobody expected to want air: the big living room window, the glass beside a fireplace, the tall pane in a 1980s great room, the bedroom window that is one piece of glass. A fixed pane cannot be made to open. The whole unit comes out and an operable one, built to the same outside size, goes in.

The opening usually stays, so no framing changes. What changes is the window. An operable unit has a sash inside its frame, so there is more frame and a little less glass than the fixed pane had. Wide openings are often split: two casements mulled together, or a casement next to a smaller fixed pane, because one very wide sash gets heavy on its hinges.

Before ordering we check three things. What is outside: a casement or awning swings out over a deck, walkway or shrub, a slider or hung window does not. Whether the room is a bedroom: a fixed pane gives no way out, and the new window should give an escape opening to code. And tempered glass: glass near a door, tub, stairs or floor has to be tempered, and the new unit is ordered that way.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Photos of the fixed window inside and out, and of what sits right outside it
  • How you want it to open, or decide with us at the free in-home estimate
  • Whether the room is used as a bedroom
  • Frame color and glass to match the other windows in the room
  • Furniture pulled back from the window on install day

What JMB supplies

  • In-person measure of the opening before anything is ordered
  • The operable window, sized to the opening, with tempered glass where required
  • Swing direction, egress and screen location checked before the order
  • Removal and haul-away of the fixed unit
  • Sill pan, flashing tape, low-expansion foam and sealant
  • Interior casing or drywall return, and exterior trim or aluminum capping
  • Floors and furniture covered; the opening is closed the same day
  • Painting quoted as a separate line

How it is priced: per opening

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Opening width: one sash, twin casements, or operable plus fixed
  • Operating style: casement, awning, slider or hung
  • Tempered glass where the code requires it
  • Insert into the old frame vs. full-frame removal; glass set straight into the wall framing always comes out full-frame
  • Rot in the sill or framing found when the fixed unit comes out
  • Interior trim reused or new; exterior capping or PVC trim

Send a photo of what is outside the window (deck, walkway, AC unit, shrubs) and say whether the room is a bedroom.

How long it takes

One opening: half a day to a full day with trim. Lead time depends on the brand and is written on the quote; the fixed window stays in until the new one arrives.

Situations and options

Casement in place of fixed glass

Cranks out its full width and pulls tight to the weatherstrip when locked. One sash for a normal width, twin casements for a wide opening. Needs room outside to swing.

Slider or hung window

Opens without swinging past the wall, so it suits a window over a deck or walkway. A slider opens half its width; a single or double hung opens half its height.

Awning

Hinged at the top and swings out from the bottom, so it can vent in rain. Good for a tall opening split into a fixed pane over an awning.

Keep part of it fixed

A fixed center with one or two operable units mulled beside or below it. Keeps most of the view and adds air where you need it.

Replace Fixed Window With Opening Window — Same Opening, Fresh Air: questions, answered

Can a fixed window be made to open?

Not the existing unit. A fixed pane has no sash, hinges or balances to add. The fixed window comes out and an operable window made to the same outside size goes into the opening, usually with no framing change.

Will I lose glass going from a fixed window to one that opens?

A little. An operable window has a sash frame inside its main frame, so the glass area shrinks around the edges, and a wide opening split into two units adds a center mull. A casement loses the least of the opening styles. If view matters most, keep part of the opening fixed.

What opening window is best to replace a picture window?

For a wide living room opening, twin casements or a picture window flanked by casements keep the most glass and add air. If a deck or walkway is right outside, a slider avoids a sash swinging into it. For a tall opening, a fixed pane over an awning vents even when it rains.

Does a bedroom with a fixed window need a window that opens?

A bedroom needs an escape opening under the building code, and a fixed pane gives none. When we replace it, the new window is picked to give a clear opening that meets code. If the opening is too small for any window to meet it, the opening is enlarged, which is its own job.

Are opening windows draftier than fixed glass?

A fixed pane has no moving joint, so it is as tight as a window gets. Casements and awnings press the sash into the weatherstrip when locked, which is why they are the usual pick when fixed glass is traded for air. Sliders and hung windows have sliding joints. The published air-leakage numbers for the exact unit tell you more than the style.

Can you replace one fixed window in a row of windows?

Yes, if it is its own unit. We match the frame color and glass to the windows beside it. If it is mulled into one frame with its neighbors, the whole assembly may need to come out together; we tell you which at the measure.
