The front door came with the house, the sill is soft, there is daylight at the corner and the deadbolt only throws if you lift the handle.

Entry door replacement in Brooklyn Park, MN: JMB Builders measures the opening, orders a prehung steel or fiberglass door in the size and swing you pick, pulls the old door and frame, rebuilds any soft sill or subfloor, sets the new unit in a sill pan and trims it inside and out. Ramblers and 1980s–90s two-stories both. Priced per door, quoted from photos or at a free in-home estimate.

  • Priced per door, door included
  • Ramblers and 80s–90s two-stories
  • Sill pan and flashing on every door

Brooklyn Park has two housing ages, and the front doors show it. The 1960s and 70s ramblers in the south part of the city often still have a door from the first owner or one swapped in decades ago, hung on a wood sill that has soaked up every spring melt since. The 1980s and 90s two-stories in the northern half came with builder-grade steel doors, many with a sidelite, and those are now rusting along the bottom edge of the skin and losing their weatherstrip.

Either way the slab is rarely the only problem. Water that got past an old threshold sits in the sill, the feet of the jambs and the subfloor behind them. We pull the whole unit, cut out what is soft, lay a sill pan, lap flashing tape at the sides and head, and set a new prehung door shimmed plumb so it seals on all four sides. Brickmould goes on outside and casing inside, matched to the house or in a standard profile.

We have installed in Brooklyn Park this year, and it sits on the same routes as Champlin and Maple Grove. Whether a door swap needs a permit depends on the city and on whether the opening changes size; we check with the City of Brooklyn Park building department and pull one when it is required.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Your pick of door: steel or fiberglass, solid or glass, color and swing
  • Your lockset and deadbolt finish, or hardware you already own
  • Photos of the door from both sides and a close-up of the threshold and the bottom of the frame
  • Paint color if you want the door or new trim painted — painting is quoted as a separate line

What JMB supplies

  • Measurement of the opening and the order for a prehung door with the right jamb width and swing
  • Removal and haul-away of the old door, frame and trim
  • Repair of a soft sill, jamb feet or subfloor, quoted from what the photos show
  • Sill pan, flashing tape, low-expansion foam, sealant and shims
  • Brickmould outside and casing inside, standard or matched to your existing trim
  • Lockset and deadbolt installed, strike and weatherstrip adjusted until it latches and seals
  • Storm door rehung on the new frame, or removed if you are done with it
  • Photos of the finished door in your job folder

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • The door: steel or fiberglass, solid or glass lites, factory finish or primed
  • A single door vs. a door with one or two sidelites
  • How much of the sill, jamb feet and subfloor is soft once the old unit is out
  • Vinyl, lap siding or brick around the opening and how the outside is trimmed
  • Rehanging an existing storm door on the new frame
  • Hardware: a basic lockset vs. a handle set or smart lock
  • Painting the door and trim, quoted as its own line

Send photos of the whole door from inside and out, a close-up of the threshold, and say whether there is a storm door. The quote lists the door, the install and any repair separately.

How long it takes

One entry door in a sound opening: about a day. A door with sidelites, or one sitting on a rotted sill, can take a second day. The door is ordered after you approve the quote.

Situations and options

Rambler front door

A single door into the living room or a small entry, usually on a wood sill that needs checking. We replace the whole unit and set it on a pan so the new threshold sheds water outward.

Two-story door with a sidelite

Common on the 1980s–90s houses. The door and sidelite are one unit and are replaced together, ordered to the width of the existing rough opening so the siding and trim outside only need a small patch.

Back or garage service door

The door off the kitchen or into the attached garage. A door into the garage has its own code rules for a fire-rated or solid door; we order one that meets them.

Entry Door Replacement in Brooklyn Park, MN: questions, answered

Why does the bottom of my Brooklyn Park front door frame keep rotting?

On most older doors the sill was set straight on the subfloor with no pan under it, so any water that gets past the threshold soaks in and stays there. After enough winters the jamb feet, the sill and the floor behind them go soft. A new door only fixes that if the soft wood is cut out and the new unit sits on a sill pan that drains to the outside.

Can a rusted steel front door from the 1990s be fixed instead of replaced?

Light surface rust can be sanded, primed and painted. Rust that has eaten through the bottom of the skin lets water into the foam core and usually means the frame and sill behind it are wet too. At that point we replace the prehung unit and check the sill while it is open.

Do I need a permit to replace my front door in Brooklyn Park?

It depends on the city's rules and on whether the opening changes size. We check with the City of Brooklyn Park building department before the job and pull the permit when one is required. If a permit is needed, the fee is a line on the quote.

Do I have to replace the sidelite when I replace the front door?

On most builder doors the sidelite is part of the same frame, so it comes out and goes back in as one unit. That is also the only way to fix rot under the sidelite sill. If only the sidelite glass is cracked and the door is fine, the glass can sometimes be replaced alone.

Do you replace entry doors near Brooklyn Park, like in Champlin or Coon Rapids?

Yes. Brooklyn Park, Champlin, Coon Rapids, Maple Grove and Plymouth are all on our regular routes from Zimmerman. The install, the quote and the photos in your job folder work the same in each one.

How do I get a quote for a new front door in Brooklyn Park?

Send photos of the door from inside and outside and a close-up of the threshold, and we reply within one business day. If you would rather have us look at it in person, book a free in-home estimate. The quote lists the door, the install and any sill repair as separate lines.
