Minnesota summer storms bring hail and straight-line wind, and a house takes it on the side that faced the storm. On a window that means three kinds of damage: glass that cracks or chips, a vinyl sash or frame that splits at a corner, and a screen that tears or bends. Some of it shows the same afternoon. A hard strike can also break the seal on an insulated glass unit without cracking it, and that fog shows up months later.

How it gets fixed depends on the house. On the 1960s–70s ramblers in the south part of Brooklyn Park every window is reachable from the ground, but many of them are older replacement units, and if their maker no longer makes a sash, the fix becomes a whole window. On the 1980s–90s two-stories in the northern half, the upstairs windows need ladders or staging from outside, and builder-grade vinyl that has sat in the sun for decades tends to split rather than dent.

You file the claim and deal with your insurer. We document the damage, meet your adjuster when you want us there, and do the repair once the scope is approved. Minnesota law bars a contractor from waiving, rebating or paying your deductible, and JMB does not. For what your policy covers and how long you have to report it, check your policy and ask your agent. A whole-window replacement may need a permit; we check with the City of Brooklyn Park building department and pull it when one is required.

Get a written quote for this job

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • The storm date and any photos you took that day or the next
  • Your claim number and the adjuster's approved scope once you have it
  • Any window labels or paperwork (labels are often on the jamb or the spacer between panes)
  • Access to each damaged window inside and out, including upstairs rooms

What JMB supplies

  • Photos of each damaged window with a tape or coin for scale, labeled by side of the house
  • A line-item list per window: glass, sash, screen or whole unit
  • A walk-through with your adjuster when you want us there
  • Plywood or plastic over a broken opening until the parts arrive
  • New insulated glass, sashes, screens or whole windows as the approved scope lists them
  • Sill pan, flashing tape, foam and sealant on every whole-window replacement
  • Interior stops, stool or casing reset or replaced where the work disturbs them
  • Cleanup of broken glass and finished photos in your job folder

How it is priced: per window

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Glass only vs. a new sash vs. a whole window, decided window by window
  • Whether the manufacturer still makes a sash or glass for an older replacement unit
  • Second-story windows that need ladders or staging from outside
  • Glass makeup: double or triple pane, low-E, tempered where code calls for it
  • Siding or brick around a whole-window replacement
  • Upgrades you pick beyond like-for-like, which you pay on top of the approved scope

Send one wide photo of each damaged window, a close-up of the hit and any label you can find. That is usually enough to say glass, sash or whole unit.

How long it takes

Glass, sashes and windows are made to order, so most of the wait is the order. Once parts arrive, several glass or sash swaps fit in a day; a whole window takes about half a day.

Situations and options

Glass only

The sash and frame are sound and only the pane is cracked or fogged. A new insulated glass unit is made to the old one's size and coating and set back in the sash. The trim and the wall are not touched.

New sash

The sash corner is split or the sash no longer locks tight. A replacement is ordered by the label code from the maker, when the maker still supplies it.

Whole window

The frame is split or no parts are made for it. The old unit comes out and a new one goes in on a sill pan with flashing, foam and sealant, and the trim is reset or replaced.

Storm Damaged Window Repair in Brooklyn Park, MN: questions, answered

What should I do first if a storm broke a window at my Brooklyn Park house?

Photograph the window inside and out before anything is cleaned up, with something in the shot for scale. Then sweep the glass with shoes on and close the opening with plywood outside or plastic taped tight inside. Keep receipts for what you buy. Leave the permanent repair until your insurer has seen the damage or the photos.

Who files the insurance claim for storm damaged windows?

You do. You file the claim and deal with your insurer from start to finish. We give you the photos and a line-item list of the damage, meet your adjuster when you want us there, and do the repair once the scope is approved. For coverage and deadlines, check your policy and ask your agent.

Can you repair hail damage on the upstairs windows of a two-story?

Yes. Many glass and sash swaps can be done from inside the room, since the sash comes out toward you. A whole-window replacement on the second floor is done from ladders or staging outside, and that access is a line on the quote. We photograph upstairs damage from the ground and from inside.

My rambler has older replacement windows — can a broken sash still be ordered?

Sometimes. The label on the jamb or the spacer between the panes tells us the maker and the series, and we ask whether that sash is still made. If it is not, a glass-only repair may still work when the frame is sound. If the frame is split too, the window gets replaced whole and we tell you that before anything is ordered.

Will JMB pay or waive my insurance deductible?

No. Minnesota law bars a contractor from waiving, rebating or paying any part of your deductible, and JMB Builders does not do it. The deductible is your share of the repair and is paid as part of the job.

Is there a time limit to report storm damage to my windows?

Policies set their own deadlines for reporting damage and for finishing repairs, so check your policy and ask your agent. Reporting soon after the storm, with dated photos, makes it easier to tie the damage to the storm. A window that fogs a few months later can be asked about as part of the same claim.
