Mid Century Modern House Window Replacement — Clean Lines Kept

Your mid-century house is mostly glass: a window wall to the yard, a strip of clerestories under the roof and single-pane units that sweat all winter.

Mid century modern house window replacement has one goal beyond warmth: keep the lines. JMB Builders measures every glass wall, clerestory strip and corner unit in one visit, picks frames that stay slim, orders the whole house together and installs it room by room across the Twin Cities metro. Priced per project with every opening listed. Send photos for a reply within one business day, or book a free in-home estimate.

  • Glass walls, clerestories and corner units
  • Frame width and color picked to keep lines
  • One measure, one order, room by room
Green-sided home front with a new bay window and entry

Mid century modern houses from the 1950s and 60s were built around glass. A post-and-beam house may have whole walls of fixed glass between the posts, a row of clerestories tucked under a low roof and windows that meet at a corner with no post. Many have single glass in wood or aluminum frames, and they frost on the inside every January.

The risk in replacing them is that a wide modern frame, heavy grilles or the wrong color makes the house look like a different house. So the choices come first: the narrowest frames the opening allows, no grilles unless the house had them, and a color that matches the trim. Every opening is measured in person and goes on one order.

Fixed glass between posts is usually reglazed as new fixed units sized to each bay. Large units near floors and doors need tempered glass by code. The picture window page covers one big window; this page is the whole house.

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Photos of each glass wall and the clerestories, inside and out
  • Which fixed units should open, if any
  • Frame color inside and out; glass package
  • Furniture moved back from the window walls on install days

What JMB supplies

  • One measure of every opening, including corners and clerestories
  • Frame options compared for width before ordering
  • The whole house ordered together through ABC Supply
  • Old glass and frames out; posts, beams and sills checked
  • New units set on setting blocks, flashed and sealed
  • Tempered glass ordered where code requires it
  • Floors protected; trim finished; painting a separate line

How it is priced: per project

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Size and number of fixed units in the glass walls
  • Clerestories and corner units, and how they are reached
  • Fixed units changed to casements or awnings
  • Tempered glass where code requires it
  • Rot in sills or posts under the old glass
  • Frame material, color and glass package

A photo of each glass wall from inside, with the posts and roof line visible, tells us the most.

How long it takes

Lead time depends on the brand and is written on the quote. On site, most mid-century houses take one to two weeks; big glass walls set the pace.

Mid Century Modern House Window Replacement — Clean Lines Kept: questions, answered

Will new windows ruin the look of my mid century modern house?

Not if the frames are picked for it. The choices that matter are frame width, grilles and color. We compare the narrowest frames that fit each opening and order without grilles unless the house had them.

How do you replace a glass wall between posts?

Each bay between posts is measured on its own. The old glass and stops come out, the bay is checked for rot, and a new fixed or operating unit sized to that bay is set on blocks, flashed and sealed. The posts and beams stay.

Can clerestory windows under a low roof be replaced?

Yes. They are usually reached from inside on a ladder or scaffold and from outside off a ladder or the roof. They are measured with the rest and ordered on the same order so the color matches.

What about windows that meet at a corner with no post?

A glass-to-glass corner needs a joint detail planned before ordering. We look at how the corner is built at the measure and give you the options the window line offers.

Do big mid century windows need tempered glass?

Glass that sits close to the floor, near a door or in a large pane often has to be safety glass by code. We check every opening at the measure and order tempered wherever it is required.

Can a fixed glass wall get a window that opens?

Often one bay can become a casement or an awning for air flow. The rest stay fixed. That choice is made before ordering.
