Sliding Door Glass Replacement — Foggy or Cracked Patio Door Glass

Your patio door glass is fogged between the panes, or a crack ran across it on its own.

Reply within one business day. Or call / text 763-204-2099.

Sliding door glass replacement keeps the door and replaces the failed glass: we measure the sealed unit, order tempered glass to size with matching Low-E and grilles, pull the panel, swap the glass or the whole panel, and reset it in the track. JMB Builders does it across the Twin Cities metro for fogged seals and cracks that were not storm damage. Priced per door, quoted from photos.

  • Priced per door; glass or panel
  • Tempered glass, matched Low-E and grilles
  • Frame and track stay in place

Patio door glass fails two ways. The seal around the insulated unit lets go, moist air gets between the panes and it fogs. Or the glass cracks on its own: a crack that starts at the edge and runs in at a right angle is usually thermal stress, from sun heating the middle of the glass while the edge stays cold, often with a dark blind or film tight to it.

Either way the door does not have to go. On many sliders the sealed unit comes out of the panel once the glazing stops or the panel is taken apart, and a new unit is set on blocks and resealed. On others the maker sells the whole operating or fixed panel. Patio door glass must be tempered safety glass, and the new unit is ordered with the same Low-E coating, tint and grilles so it matches the panel beside it.

If a storm, hail or a falling limb broke it, see the insurance version of this page instead.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • A photo of the whole door and a close-up of the fogged or cracked glass
  • The brand and any label etched in a glass corner or on the frame
  • Whether the door is still under the maker's glass warranty, if you know

What JMB supplies

  • Measure of the sealed unit and check of the panel and track
  • Tempered replacement unit or panel, matched Low-E, tint and grilles
  • Panel removed, glass swapped and resealed, panel reset and adjusted
  • Rollers and lock checked while the panel is out
  • Old glass hauled away
  • Photos of the finished door in your job folder

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Glass unit only vs. a whole panel from the maker
  • Panel size and glass package: Low-E, tint, grilles or blinds between the glass
  • Fixed panel vs. operating panel
  • Whether the maker's warranty covers the glass
  • Rollers or lock parts replaced while the panel is out

The etched mark in a glass corner and a label on the frame edge usually identify the door. Send close-ups of both.

How long it takes

The tempered unit is made to order, so there is a wait after the measure. The swap itself is about half a day for one panel.

Situations and options

Sealed glass unit only

When the panel comes apart for glazing, only the fogged or cracked unit is replaced. The panel, frame and track stay.

Whole panel from the maker

Some sliders are built so the glass cannot be swapped on site. The maker's replacement panel is ordered and hung in the existing frame.

Warranty glass installed

When the maker covers a failed seal, they ship the glass or panel and we install it. Check what the warranty covers for labor.

Sliding Door Glass Replacement — Foggy or Cracked Patio Door Glass: questions, answered

Can you replace just the glass in a sliding glass door?

Usually, yes. On many sliders the sealed glass unit comes out of the panel and a new one is set and resealed. Some doors are built so the maker sells only the whole panel. Either way the frame and track stay in the wall.

Why did my patio door glass crack by itself?

Most often it is thermal stress: sun heats the middle of the glass while the edges stay cool in the frame, and the glass cracks from the edge. Dark blinds, film or furniture tight against the glass make it more likely. A chip on the edge from installation can start it too.

Does replacement glass in a patio door have to be tempered?

Yes. Glass in a door has to be safety glass, and patio doors use tempered glass. Every replacement unit we order is tempered, and it is marked in a corner.

Can foggy patio door glass be fixed without a new door?

Yes. The fog means the seal between the panes failed, and a new sealed unit fixes it. Defogging services drill and vent the glass, but the seal is still broken. Replacing the unit restores the insulating gas space.

Is foggy patio door glass covered by warranty?

Many makers warrant the glass seal for a set number of years, and some cover only the part, not the labor. Look for the brand and the date on the label or etched in a glass corner and check with the maker. If it is covered, we install the glass they send.

Should I replace the glass or the whole patio door?

Replace the glass when the frame is square, the track and rollers work and the door seals. Replace the door when it drags, leaks at the sill or the frame is rotted, because new glass will not fix those.
