Kitchen Patio Door Replacement — Slider or French Door Off the Kitchen

The patio door in the kitchen is the busiest door in the house from May to October: kids, dog, plates to the grill, and the screen that never stays on its track.

A kitchen patio door replacement is a new prehung sliding or hinged French door between the kitchen and the deck, chosen for how the room is used: which panel moves so it does not open onto the table, a screen that takes constant traffic, and a frame that can live next to the grill. JMB Builders supplies and installs them across the Twin Cities metro, priced per door and quoted from photos, with a reply within one business day.

  • Priced per door, door supplied
  • Slider or French door, vinyl, fiberglass or clad
  • Operating panel and screen chosen for the room

In most Minnesota houses built since the 1960s the patio door is in the kitchen or the eating area, right next to the table, opening onto a deck. That placement decides the door. A slider takes no floor space, which matters when the table is three feet away; a French door swings in and needs that floor, or swings out onto the deck and needs the deck clear. The operating panel on a slider is handed, and the wrong handing means the door opens behind a chair or across the path from the counter. The screen takes more use than any other screen in the house, so the screen track and rollers are worth looking at before the order.

Then there is the grill. A gas or charcoal grill parked next to the patio door is normal, and the heat off it will soften and warp a vinyl frame and discolor a vinyl or fiberglass panel over a few summers. We ask where the grill sits. If it stays near the door, a fiberglass or aluminum-clad frame holds up better than vinyl, and a few feet of distance does more than any material. Options such as Andersen, Pella, ProVia, JELD-WEN or Therma-Tru all offer sliders and hinged patio doors in the common widths; a slider usually replaces a slider in the same opening, and a French door in the same width is a bigger order with a different sill.

The install is the patio door job done for a kitchen: the old unit out, the subfloor at the sill checked because a kitchen door gets mopped and spilled on and the deck splashes it, a sill pan under the new frame, flashing lapped to the housewrap and the deck ledger detail checked, frame set level and plumb, low-expansion foam, sealant, trim inside to match the kitchen casing. Blinds between the glass are an option when the door faces the neighbor. Painting of the trim is quoted as a separate line — or leave it primed and caulked and paint it yourself.

What you supply

  • Photos of the door from the kitchen with the table in the frame, and from the deck
  • Where the grill sits, and whether it stays there
  • Slider or French door, and which side you want the door to open from
  • Frame material and color, grilles if any, and blinds between the glass if wanted
  • Hardware finish, or the handle set you bought

What JMB supplies

  • A recommendation on slider vs. French and on the handing, based on the table, the counter and the path to the grill
  • Measurement of the opening and the order for a prehung patio door with the screen on the right side
  • Removal and haul-away of the old door, frame and trim
  • Check of the subfloor and rim at the sill once the old door is out, quoted from the photos
  • Sill pan, flashing tape lapped to the housewrap, low-expansion foam and exterior sealant
  • Interior casing matched to the kitchen trim, exterior trim fitted to the siding and the deck
  • Handle set and lock installed, from the door order or the set you bought
  • Painting of the trim, quoted as its own line
  • Photos of the finished door in your job folder

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Slider vs. hinged French door in the same opening
  • Vinyl vs. fiberglass vs. aluminum-clad frame, with the grill in mind
  • Glass package, grilles and blinds between the glass
  • Screen type: standard, heavy-duty or retractable
  • Soft subfloor or rim at the sill under the old door
  • A wider or narrower opening than the old door
  • Painting of the trim, quoted as a separate line

Send a photo from the kitchen showing the table and the door together, and tell us which side you walk to the grill from. That settles the handing.

How long it takes

One kitchen patio door in a sound opening: most of a day on site. A slider to French door change or a resized opening: a full day. The door is ordered after you approve the quote.

Situations and options

Slider, operating panel on the counter side

A two-panel slider with the moving panel on the side you walk from, so the door opens along the path to the grill and not behind a chair. The screen on the same side.

Slider with heavy-duty screen

The same slider with an upgraded screen door: heavier frame, better rollers, pet-resistant mesh if a dog uses it. For the door that gets opened fifty times a day.

Hinged French door, outswing to the deck

A pair of hinged doors or one active with one fixed, swinging out so the kitchen floor stays clear. Needs the deck clear in front of it and a retractable screen if you want one.

Fiberglass or clad frame for the grill side

A slider or French door in a fiberglass or aluminum-clad frame when the grill sits close to the door and will stay there. Holds up to the heat better than vinyl.

Kitchen Patio Door Replacement — Slider or French Door Off the Kitchen: questions, answered

Which side should a kitchen patio door open from?

From the side you walk to it from, usually the counter or work side, so the moving panel slides away from the table and the path to the deck is straight. Stand in the kitchen facing the door: if the table is on the right, the operating panel usually belongs on the left. Send a photo with the table in it and we will say which handing to order.

Can a grill next to the patio door damage it?

Yes. Heat off a grill parked close to the door softens and warps a vinyl frame and discolors vinyl and fiberglass panels over a few summers, and it can crack the glass seal. Move the grill a few feet down the deck, or if it has to live by the door, order a fiberglass or aluminum-clad frame. We ask where the grill sits before the order.

Slider or French door off the kitchen?

A slider when the table is close to the door, because it takes no floor space and the screen is built in. A French door when you want the look and have the room for it to swing, in or out. An outswing French door keeps the kitchen floor clear but needs the deck clear in front and a retractable screen. Both fit the same width opening.

Why does the screen on my kitchen patio door keep coming off the track?

Because it is the most used screen in the house and the rollers and track on a builder-grade door are light. On a new door, order the heavy-duty screen with a stronger frame and better rollers, and pet-resistant mesh if a dog goes in and out. A new door with a standard screen will have the same problem in a few years.

Can the new kitchen door have blinds inside the glass?

Yes. Blinds between the glass are an option on many sliders and French doors and make sense in a kitchen where the door faces the neighbor or the west sun hits the table. They are sealed, so there is nothing to clean or for a dog to chew. They are quoted as part of the door order.

What do you check under a kitchen patio door?

The subfloor and the rim joist at the sill. Kitchen doors get mopped and spilled on from inside and splashed by the deck from outside, and an old door with no sill pan lets that water into the floor. Once the old unit is out we check it, deal with soft wood while the opening is open, and set the new door on a sill pan that drains out.
