Front door installation, what to expect: about a day on site for one door in a sound opening. Floors are covered, the new door is checked before the old one comes out, the sill gets a pan and flashing, and the door is set, sealed, trimmed and locking before we leave. JMB Builders installs across the Twin Cities metro, priced per door. Photos get a reply within one business day, or book a free in-home estimate.

  • One door: about a day on site
  • House locked and closed the same day
  • Floors and entry covered
Two-story home with shake gables, new grid windows and a glass-panel entry door under a covered porch

By install day the hard decisions are done: the opening was measured in person, the door was ordered in the right size, swing and jamb width, and the quote lists the door, the install and any repair. Before the day, you get the name and number of the person running your job, and that is who you call with a question or a change.

The day itself runs in a set order so the house is open as short a time as possible. Nothing comes apart until the new door is on site and checked against the order. The longest stretch with no door is between pulling the old unit and fastening the new one, and the opening is closed again well before we leave. If rot under the sill turns out deeper than the photos showed, you see it, the repair is priced, and the opening is covered and secured before anyone goes home.

The last step is the one people skip: a walkthrough with you at the door. You lock it, unlock it, close it from both sides and check the weatherstrip. You get the keys, and the finished photos go in your job folder. Painting is quoted as a separate line — or leave it primed and caulked and paint it yourself.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • A clear path from the driveway to the door and a few feet of clear floor inside the entry
  • Pictures, mirrors and anything on the wall next to the door taken down
  • Pets and kids kept away from the open entry while the door is out
  • Someone home at the start and for the walkthrough
  • A call to your alarm company if the door has a monitored sensor, to reconnect it after

What JMB supplies

  • Drop cloths and floor protection from the entry to the work area
  • The new prehung door, checked against the order before the old one comes out
  • Removal and haul-away of the old door, frame, trim and debris
  • Sill pan, flashing tape, low-expansion foam, sealant, shims and fasteners
  • Brickmould, interior casing, lockset and deadbolt installed and adjusted
  • Threshold and weatherstrip adjusted so the door seals and latches without a push
  • A walkthrough with you, and photos of the finished door in your job folder

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Rot at the sill, jamb bottoms or subfloor found once the old door is out
  • Sidelites or a transom, which make a wider unit and a longer sill
  • Stucco, brick or stone around the door
  • A storm door hung the same day
  • Smart lock or multipoint hardware set on install day
  • Painting the door and trim, quoted as a separate line

Send a close-up of the sill and jamb bottoms with your photos. Rot known before install day is priced on the quote instead of found that morning.

How long it takes

One front door in a sound opening: about a day on site, with the opening open for a few hours. Sidelites, rot repair or a storm door add time. Lead time depends on the brand and is written on the quote.

How your project works

  1. 1

    Arrive, protect, check the door

Floors and the entry are covered. The new door is unwrapped and checked against the order for size, swing, glass and finish before anything is removed.

  2. 2

    Old door out

Casing comes off inside, the exterior trim and caulk are cut, the hinges and fasteners come out, and the old unit leaves in one piece. The opening is now open.

  3. 3

    Opening checked, sill pan in

The sill framing, jamb area and subfloor are probed. Soft wood is shown to you and replaced. A sill pan goes down and flashing tape is lapped at the sides.

  4. 4

    New door set and sealed

The unit is set, shimmed plumb, level and square, and fastened through the jambs. Low-expansion foam and sealant go in, and the head flashing is lapped. The house is closed again.

  5. 5

    Trim and hardware

Brickmould or exterior trim and interior casing go on, caulked and ready for paint. Lockset and deadbolt are installed, strikes set, threshold and sweep adjusted.

  6. 6

    Walkthrough and cleanup

You lock, unlock and close the door from both sides. You get the keys, the old door and debris are hauled away, the floor is cleaned, and the photos go in your job folder.

Front Door Installation: What to Expect From Arrival to Walkthrough: questions, answered

How long does a front door installation take?

About a day on site for one door in a sound opening. The opening itself is open for a few hours, between pulling the old unit and fastening the new one. Sidelites, a transom, rot repair or a storm door add time.

Do I need to be home during front door installation?

Someone should be home at the start, to confirm the door and the swing, and at the end for the walkthrough and the keys. In between you do not have to be there, but the entry will be open for a few hours, so plan for pets and kids.

Will my house be secure the night of the install?

Yes. The new door is set, fastened and locking before we leave. If hidden rot needs more time than the day allows, the opening is covered with a temporary panel and secured, never left open overnight.

What should I do to get ready for a new front door?

Clear a path from the driveway to the door and a few feet of floor inside the entry. Take pictures and mirrors off the walls next to the door. Plan for pets, and call your alarm company if the door has a monitored sensor so it can be reconnected after.

What happens if you find rot when the old door comes out?

We stop and show you. Soft sill framing, jamb bottoms or subfloor get photographed and the repair is priced before it is done. Most repairs are finished the same day; a bigger one gets a temporary panel over the opening until it is.

Is the new door painted on install day?

A factory finished door arrives finished, so only the new trim needs paint. A primed door and the new trim are painted after the install, on a day warm enough for the paint. Painting is quoted as a separate line — or leave it primed and caulked and paint it yourself.
