Condo patio door replacement for one owner in a condominium building: JMB Builders measures the door, gives you the product sheet and color the association's approval form asks for, orders the door through ABC Supply to match the building's exterior, and installs it in a day under the building's elevator and work-hour rules. - Priced per door, door included
- Product sheet ready for the approval form
- Exterior color matched to the building

In a condo building the patio door sits in a wall the association usually cares about. The declaration and rules say who owns the door, who pays to replace it, and what the outside has to look like. Many associations want an approval form with the door line, exterior color and glass before any work starts. Some have a building spec that every replacement must follow.
We measure your door in person and give you what the form asks for: product sheet, exterior color, grille pattern if any, and a drawing or photo of the door in place. Once the board approves, the door is ordered to match the building outside, with the inside color your choice where the line allows and the rules permit.
Install day follows the building's rules: elevator reserved and padded, hall and unit floors covered, work in the allowed hours, old door hauled away. The new door is set on a sill pan, sealed, trimmed and locked the same day. Before we bid a building of five or more units, we check the city's contractor licensing and permit rules for that building. The association can have a certificate of insurance on request.

Situations and options
Building spec already set
The association names the line and color. We order exactly that, so your door matches the ones already replaced.
No spec, match the look
We match the exterior color, panel layout and grille pattern of the building's doors and put it on the approval form for the board.
Several owners at once
Neighbors replacing doors in the same season can be measured and ordered together, each priced and installed separately.
Condo Patio Door Replacement — Association Approval to Install: questions, answered
Do I need association approval to replace my condo patio door?
In most condo buildings, yes, because the door is part of the exterior. The rules or the declaration say what needs approval. We give you the product sheet, color and photos the approval form asks for.
Who owns the patio door in a condo, the owner or the association?
The declaration decides it, and it varies by building. Some make the owner responsible for doors and windows; some keep them with the association. Ask the manager or board before you order.
Does my new condo patio door have to match the others?
From the outside, usually yes. Associations want the same exterior color, panel layout and grille pattern across the building. The inside color is often your choice where the line offers it and the rules allow.
What does the condo association need from my contractor?
Usually the product sheet, exterior color, the install date and a certificate of insurance. Some ask for the contractor's license number; ours is BC809005. We also check the city's contractor licensing and permit rules for the building before we bid.
Can a patio door go up in the condo elevator?
Usually, yes. On many sliders the glass panels lift out of the frame, so the pieces fit the cab. We check the elevator at the measure and reserve and pad it per the building's rules.
Can I choose a different inside color than my neighbors?
Often, since the inside is not seen from outside. Many lines offer several interior colors with the same exterior. Check the association's rules, then pick at the measure.
