Apartment window replacement in St. Cloud: JMB Builders measures every window and patio door in a multifamily building, orders the building as one package and bids it by unit. St. Cloud has a city commercial contractor license, so before we bid we confirm with the city whether it applies to your building and what permit it needs. Installs run unit by unit. Priced per unit; send photos for a reply within one business day, or book a free in-home estimate.
- Priced per unit, every opening listed
- City commercial license confirmed first
- Glass chosen for central MN winters

St. Cloud is one of the few cities in our area with its own commercial contractor license. It is sorted into classes by annual work volume and, per the city's published requirements as summarized to us, comes with a surety bond and a certificate of liability insurance. Before we bid a building of five or more units in St. Cloud, we confirm with the city's Building Safety department whether that license applies to the job and what permit the work needs. We do not start work until that is settled.
The city also runs its rental housing inspection program through the Health Department's Housing and Code Enforcement division. Windows that will not open, will not lock or have broken seals can show up there. If you have an inspection report, send it; we price those items first and mark them on the bid.
Central Minnesota winters are hard on windows and on the people who live behind them. We go through glass options with you, Low-E insulated glass as the base and triple pane as a priced alternate, and pick one package for the whole building. St. Cloud is the far end of our Highway 10 corridor from Zimmerman, so install days are planned as full days on site, several units at a time, rather than single trips. We buy windows and doors through ABC Supply, which has a St. Cloud branch.

Apartment Window Replacement in St. Cloud, MN — Multifamily: questions, answered
Does St. Cloud require a commercial contractor license for apartment window work?
St. Cloud has a city commercial contractor license, with classes by annual volume, a surety bond and proof of insurance. Whether it applies to a given apartment window job is the city's call, so we confirm with St. Cloud's Building Safety department before we bid. We do not start work until the license and permit question is settled.
Do you replace windows in apartment buildings in Sartell and Sauk Rapids too?
Yes. We bid apartment and multifamily window and door work in St. Cloud, Sartell, Sauk Rapids and nearby towns. Each city has its own licensing and permit rules, so we check with that city before we bid.
What glass is best for apartment windows in St. Cloud?
Low-E coated insulated glass with warm-edge spacers is the starting point for central Minnesota. Triple pane is worth pricing on exposed sides of the building or where residents complain about cold glass. We show both as lines on the bid and you pick one package for the building.
How do you schedule an apartment job that far from Zimmerman?
We plan St. Cloud install days as full days on site and group several units per trip. You get a unit schedule ahead of time so residents can be notified. Every opening is closed the same day it is opened.
Can you fix windows named in a St. Cloud rental inspection?
Yes. Send the inspection report and we price each window or door item as its own line, so you can approve those first. Whether an item passes is up to the city inspector.
Do you replace patio doors in St. Cloud apartments?
Yes. Sliding and hinged patio doors on ground-floor units and balconies can go on the same order as the windows, so the frame color and glass match. Each door is a separate line on the bid.
