Property Manager Window Replacement Bid — Capital Projects
You manage houses and small buildings for several owners, windows are on next year's capital plan, and you need a bid each owner can read and approve.
Reply within one business day. Or call / text 763-204-2099.
A property manager window replacement bid from JMB Builders is built to forward to owners: every managed house, duplex, fourplex or townhome measured, each opening listed by property and unit, alternates priced as separate lines, lead time written in, and a photo record of each opening before and after. Installed unit by unit, Twin Cities metro to St. Cloud. Priced per unit; send photos for a reply within one business day or book a free in-home estimate.
- Priced per unit, lines by property
- Owner-ready proposal with alternates
- Before-and-after photo record per opening

A capital project bid has to work for two readers: you, who schedules it, and the owner, who pays for it. A single number per building does not help either of you. Our bid lists every opening by property and unit, with style, size, install method and trim scope, so an owner can approve all of it, the worst units, or one side of a building.
Choices an owner might want are priced as separate lines instead of buried: full frame instead of insert where it matters, doors added, exterior capping, interior trim, painting as its own line. Lead time depends on the brand and is written on the bid, so you can plan resident notices backward from the delivery window.
During the work, you get one contact at JMB and a schedule by unit. Each opening is photographed before and after, and the photos go in a folder per property that you can forward to the owner or keep for the asset file. The invoice follows the bid line for line.

What you supply
- The property list, unit counts and owner for each
- Owner approval and which lines are accepted
- Resident notices and unit access on scheduled days
- Your PO, billing address and any vendor forms your company uses
- Property rules: work hours, parking, keys or lockbox codes
What JMB supplies
- A measure of every opening at each property
- A bid by property and unit, opening by opening
- Alternates as separate priced lines
- Lead time written on the bid
- Unit-by-unit install, each opening closed the same day
- Before-and-after photos per opening, filed by property
- Permit pulled when the city requires one
- Invoice that matches the bid line for line
How it is priced: per unit
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Number of properties, units and openings
- Insert vs. full frame, opening by opening
- Accepted alternates: doors, capping, trim, painting
- Exterior access on second and third floors
- Egress corrections in bedroom windows
- How many properties are scheduled together
Send a property list with addresses and unit counts, plus photos of each building. Each property is measured in person before the final bid.
How long it takes
Most units take one to two working days once windows are on site, so a property's schedule is set by its unit count. Lead time depends on the brand and is written on the bid.

Situations and options
Whole portfolio, one bid
Every property on one bid with subtotals per owner. Good for a manager presenting a capital plan.
One property, one owner
A stand-alone bid for a single house or building, set up the same way so the next owner's bid reads alike.
Phased over budget years
Lines grouped by year or by priority. The spec is written on the bid so later phases match the first.
Property Manager Window Replacement Bid — Capital Projects: questions, answered
What should a window replacement bid for managed properties include?
Every opening listed by property and unit, with style, size, install method, glass, trim scope and haul-away, plus lead time and alternates priced as separate lines. A single number per building cannot be compared or split between owners. Ours lists each opening.
Can you write a window replacement proposal I can send straight to owners?
Yes. The bid is set up by property with an owner name on each, subtotals per property and alternates on their own lines. You can forward one owner's section without showing another's.
Do you document capital project window work with photos?
Yes. Each opening is photographed before and after, and the photos are filed by property in a job folder you can share with the owner or keep for your records.
Do you work on apartment buildings for property managers?
Yes. We work on houses, duplexes, triplexes, fourplexes, townhomes and apartment buildings of five or more units. Buildings of five or more units fall under the commercial building code, so we check the city's contractor licensing and permit rules before we bid and price fire-rated corridor doors as their own lines where they apply.
Who handles resident notices on a window capital project?
The manager or owner does, because it is your lease and your right of entry. We give you a schedule by unit with dates and rooms so the notice is accurate, and we tell you right away if delivery moves a date.
Can you match a vendor's insurance and paperwork requirements?
Yes. We send a certificate of insurance and a W-9 on request and fill in the vendor forms your company uses. Send your vendor requirements with the bid request so the paperwork is done before you award the work.
