Rental property window replacement for landlords: JMB Builders measures every unit, quotes each window by unit, orders one model for the building, and installs unit by unit with tenants living there, each opening closed the same day. Bedroom windows keep egress to code. We work across the Twin Cities metro, pull the permit when the city requires one, and invoice per unit. Quoted from photos or a walk-through.
- Priced per window, listed by unit
- Tenants stay; each window closed same day
- Bedroom egress kept to code

Replacing windows in a rental is the same carpentry as any house, with two more people to plan around: the tenant who lives there and the inspector who licenses it. We measure every unit in one visit and give you a list by unit and by window, so you can see what each one costs and decide whether to do the whole building or the worst units first.
On install days we work one unit at a time. You give tenants the notice Minnesota law and your lease require; we give you the dates and which rooms we will be in. Each window comes out and the new one goes in the same day, so nobody sleeps next to an open wall. Drop cloths go down, the old windows leave with us, and the unit is swept before we move on.
Bedroom windows have to meet egress when they are replaced, and cities with rental licensing check it. We measure for that and order bedroom windows with the clear opening the code requires, so the new window does not create an inspection problem.

What you supply
- Access to each unit on the scheduled days, and notice to tenants
- Which units come first, if the job is split
- Any rental license inspection orders that list windows
What JMB supplies
- Measure of every unit and a quote listed by unit and by window
- One model and color ordered for the building through ABC Supply
- Unit-by-unit install, each window closed the same day
- Bedroom windows ordered to meet egress to code
- Removal and haul-away of old windows; each unit swept clean
- Permit pulled when the city requires one
- Photos of each finished unit in your job folder, invoice per unit
How it is priced: per window
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Number of units and windows in the building
- Insert vs. full frame for each opening
- Bedroom windows that need a larger egress opening
- Second- and third-floor access
- Exterior capping or trim, and interior stops or casing
- Whole building at once vs. units split over time
Send photos of each window from inside and the building from each side, plus the unit count. A rental inspection order helps if you have one. Paid by check or direct deposit.
How long it takes
A typical unit is done in a day once the windows arrive. A duplex usually takes two to four days, scheduled so each unit has us in it as few days as possible.

Situations and options
Whole building at once
Every unit measured and ordered together, installed over consecutive days. One model, one color, one schedule for tenant notices.
Worst units first
The quote lists each unit, so failing windows go first and the rest follow later in the same model so the building stays uniform.
Inspection order windows
When a rental license inspection lists broken or non-egress windows, those openings are measured and replaced first, with photos you can send the inspector.
Rental Property Window Replacement — Tenants Home, Unit by Unit: questions, answered
Can windows be replaced in a rental with tenants living there?
Yes. We work one unit at a time and close each opening the same day it is opened, so tenants stay in place. They need to clear about three feet in front of each window and keep pets away from the work. Furniture that has to move is listed ahead of time.
Who notifies the tenants about window replacement?
The landlord does, because it is your lease and your right of entry. We give you the dates, the rooms and roughly how long we will be in each unit, so the notice is accurate. Minnesota law and your lease set the notice you owe; check them before scheduling.
Do replacement windows in a rental have to meet egress?
Bedroom windows have to meet egress to code when they are replaced, and cities with rental licensing look for it. A replacement in a smaller style can shrink the clear opening below what is allowed. We measure each bedroom window for egress and order the style and size that meets it.
Should every unit in a duplex get the same window?
Yes, for a rental it pays to. One model and color means screens, sash parts and balances swap between units, and the building looks uniform from the street. We order the same line for every unit unless you ask otherwise.
Can you invoice window replacement per unit?
Yes. The quote lists every window by unit, and the invoice can be split the same way, which helps when units have different owners, accounts or tax treatment. Payment is by check or direct deposit.
Do I need a permit to replace windows in a rental?
Many Twin Cities cities require one for window replacement, and rental properties are inspected more often. When the job needs a permit, JMB pulls it and the inspection is scheduled with you so a unit can be opened up for it.
