Cities that license rental housing, including Minneapolis, St. Paul, Bloomington, Brooklyn Park, Richfield and most of the metro, inspect on a cycle and after complaints. The inspector walks the units, the common areas and the exterior and writes a correction order: each item, the code section it cites, and a date. Miss the date and the license is at risk. Most of the items on a typical order are carpentry and hardware, and they pile up in buildings where the maintenance staff is already behind.
We work the order as written. Doors that do not latch, unit entry doors that do not self-close, windows painted shut or missing locks, screens, loose handrails, soft deck boards, damaged trim, holes in doors, peeling paint on the exterior trim: each gets a fix that will pass on the re-inspection. Items that belong to an electrician, a plumber, a heating contractor or a licensed alarm company are marked on the list the day we see it so you can line them up for the same window. Handrail items are scoped and discussed with you before anything is quoted.
For a building with several units on one order, we go through every unit in one scheduled visit and price the whole list per item on one invoice. You get a photo of every corrected item keyed to the order's line numbers, ready to send to the inspector or keep for the file.

- How many lines on the order are carpentry, and across how many units
- Doors: hardware and adjustment vs. a new slab or prehung unit for a door with holes in it

- Exterior items: loose steps and deck boards, rotted trim, or a section of siding
- Paint prep area, and whether the building is pre-1978 and needs lead-safe containment

Situations and options
Doors that do not latch, close or self-close
Unit entry doors, bedroom and bathroom doors, and stairwell or corridor doors that have to self-close and latch. We reset hinges, move strikes, replace latches and adjust or replace closers. A door with a hole kicked in it gets a new slab or prehung unit.
Windows that do not open, stay open or lock
Windows painted shut, balances that have failed, and missing or broken sash locks come up on almost every order. We free the sash, replace the balances and install locks so every window in the unit works.
Screens and weatherstrip
Missing, torn or bent screens are rescreened or rebuilt. Exterior and unit entry doors that show daylight get new weatherstrip, a sweep and a threshold adjustment.
Exterior steps, decks and trim
Loose or rotted step treads, soft deck boards, deteriorated exterior trim and peeling exterior paint are common exterior lines. We repair or replace the boards and trim and prep the paint. Handrail and guard items are scoped and discussed with you.
Interior damage: trim, closet doors, holes
Damaged baseboard and casing, closet doors off the track or missing, holes in interior doors, cabinet doors hanging off. Repaired or replaced so the unit passes and looks like it should.
Items that go to a licensed trade
Outlets, GFCIs, light fixtures, wired smoke and CO alarms, water heaters, leaks, furnaces and ventilation are written up on the same order and need a licensed electrician, plumber or HVAC contractor. We mark those lines the day we see the order so you can schedule them alongside our visit.

What carpentry items show up most on a rental license correction order?
Doors that do not latch or self-close, windows that do not open or lock, missing screens, damaged trim and doors inside the unit, loose or rotted exterior steps and deck boards, and peeling paint. Electrical, plumbing, heating and alarm items are written on the same order and need a licensed trade. Send us the order and we sort the list the same day.
Can one contractor handle a whole correction order?
One contractor can handle the carpentry, hardware, window, door, screen and paint-prep lines, and that is what we do. Electrical, plumbing, heating and wired alarm lines have to be done by a licensed electrician, plumber or HVAC contractor, and we tell you which lines those are so you can book them for the same window. Handrail items are scoped with you separately.
How do you schedule around the compliance date?
Send the order and photos and you have a per-item quote within one business day. We book the visit ahead of the date on the order and tell you up front if the date is tight. If you need to ask the city for more time, having a scheduled contractor and a written quote in hand helps that conversation, but the request is yours to make.
Do you fix the units and the common areas on the same visit?
Yes. Common-area items like stairwell doors, corridor trim, exterior steps and entry doors can be done any time we are on site. In-unit items need tenant notice on your side, so we set a schedule per unit and work through the building in one or two days.
What do I get to show the inspector the work was done?
A photo of every corrected item, labeled to match the line numbers on the correction order, in your job folder the day the work is done. Most owners send the photos with a note to the inspector ahead of the re-inspection.
How are rental license inspection repairs priced?
Per item, on one invoice per unit or per building, whichever your books need. Every line on the order gets its own price on the quote so you can approve all of it or part of it from your phone. Several units on one visit brings the per-item cost down, and painting the prepped areas is quoted as a separate line.
Does a rental bedroom in Minnesota need an egress window for the rental license?
Cities that license rentals check that each sleeping room has an emergency escape opening, and a bedroom without one can be written up or not counted as a bedroom. What is required depends on the city and on when the house was built, and the correction order says what the inspector wants. If an existing window only needs to open and stay open, we fix it. If a new or larger egress window is needed, we install it and pull the permit.
