A rental is sided the same way as a house you live in, with a different schedule. The tenants are home, or at work and coming home at five, and the job has to respect their entries, their parking and their notice period. We give you a wall-by-wall plan ahead of time so you can post the notice your lease requires, we keep the front and side doors open and clear every day, and the yard on the working side is the only thing the tenants give up. Loud work is during the day. Nothing is left open overnight.
The material choice on a rental is about the next fifteen years, not the next fifteen minutes. Vinyl never needs paint and is the lowest cost per square. LP SmartSide costs more and takes hail better; its factory finish lasts a long time before it wants paint. Steel is the no-maintenance answer on an open lot where hail comes through every few years. Cedar or hardboard on a rental is a paint bill every few years and a rot repair after a tenant leaves a hose running against it. We will tell you which one makes sense for the building and the lot.
Rentals in Minneapolis and St. Paul also come with inspectors. Peeling paint, rotted siding, missing soffit and open holes where a dryer vent used to be show up on rental license inspections as correction orders with deadlines. A full siding job clears the exterior list in one visit, and we write the scope so each line matches the order. On a duplex or a fourplex, the scope is written per building, with the common entries, the shared walls between units and the meter bank all accounted for.

How long it takes
A single-family rental: about a week. A two-story duplex: one to two weeks. A fourplex: two to three weeks. Each wall is wrapped before the crew leaves, and entries stay open every day.

Situations and options
Side-by-side duplex
Two units under one roof with a shared wall and two front doors. Both entries stay open all day, the meter bank gets a block, and the front elevation is detailed so the two doors read as one building.
Up-and-down duplex
Two units stacked, often an older St. Paul or Minneapolis house with a side entry to the upper unit. The exterior stairs and landing stay usable, and the upper-floor windows are done from staging.
Fourplex or small apartment building
Four or more units with a common entry and a meter bank. One scope per building, a unit-by-unit notice schedule, and extra care at the common entry and the trash area.
Single-family rental
A rented house done like an owner-occupied one, with the schedule posted for the tenant. The lowest-maintenance material for the lot, and the dryer vent, hose bibs and lights re-set on blocks so nothing is a call-back.

Can you replace siding on a duplex while tenants are living there?
Yes. The work is outside, power and water stay on, and the entries and parking stay open every day. We give you a wall-by-wall schedule ahead of time so you can post the notice your lease requires, and we text the evening before the working side changes. The tenants give up the yard on the side being worked and put up with daytime noise. Nothing is open overnight.
What siding is the lowest maintenance for a rental property?
Vinyl or steel. Vinyl never needs paint and is the lowest cost; its weak point is hail and the occasional cracked panel. Steel costs more, does not crack, and shrugs off most hail. LP SmartSide is in between: better in hail than vinyl, but its finish wants paint eventually. Wood and hardboard are a paint bill every few years. For a landlord the material that never calls you back is the cheap one.
Will new siding clear a rental license inspection correction order?
The exterior lines, yes: peeling paint, rotted or missing siding, open holes, missing soffit and loose trim all go away with a tear-off and new siding. We write the scope so each line matches the order, and you get photos of the finished walls for the reinspection. Items that are not siding, like a broken window or a handrail, we can add to the same visit.
How do you handle the electric meters on a multi-unit building?
The meter bank is unscrewed from the wall, the wall behind it is wrapped and sided with a mounting block or a flat panel, and the bank is re-set on it. Anything beyond re-mounting, such as a service mast or conduit that has to move, is done by a licensed electrician and coordinated with the utility. Power to the units stays on.
Can you side several rental buildings for the same owner?
Yes. Buildings are scheduled back to back so the crew, the dumpster and the material move from one to the next, which lowers the cost per building. Each building gets its own scope and its own photo set for your file. If the buildings share a material and color, ordering once helps the price too.
Is a siding job on a rental a repair or an improvement?
That is a question for your accountant, and the answer depends on how the work is scoped. What we can do is write the scope the way you need it: a tear-off and full replacement as one line, or the repair portions, such as sheathing and rot, separated from the new siding. Tell us how you want it split before the quote is written.
