Reply within one business day. Or call / text 763-204-2099.

Apartment building window replacement for low-rise buildings of five or more units: JMB Builders walks the building, measures every opening in every unit, orders the building as one package so frames and glass match, and installs unit by unit with each opening closed the same day. The bid lists each window by building, floor and unit. Twin Cities metro to St. Cloud, priced per unit. Photo reply within one business day, or a free in-home estimate and walkthrough.

  • Priced per unit, every opening listed
  • Walk-ups, garden and 2–4 story buildings
  • City licensing and permits checked first
Two-story home with shake gables, new grid windows and a glass-panel entry door under a covered porch

An apartment building is not a big house. Residents are home, the building falls under the commercial building code instead of the house code, and the owner needs a number that breaks down by unit so it can be budgeted, phased or compared. A single lump sum for the building tells you none of that.

Before we bid a building of five or more units, we check the city's contractor licensing and permit rules for that building, because they vary from city to city. Then we walk it: every unit, the stairwells, the laundry and storage rooms, and every side of the exterior. Each opening gets a line with its unit, room, size, style, install method and trim scope. Bedroom windows are checked for egress.

The windows go in one order so color, glass and grilles match from the first unit to the last. Lead time depends on the brand and is written on the bid. On install days we finish one unit before starting the next and close every opening the same day, so no unit is left open overnight. You get one contact at JMB for the whole building.

  • Windows ordered together through ABC Supply
  • Unit-by-unit install, each opening closed the same day

  • Certificate of insurance and W-9 on request

How it is priced: per unit

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Number of units and openings per unit
  • Insert vs. full frame, opening by opening
  • Brick, siding or stucco around the openings
  • Upper-floor exterior access and how close the building sits to the lot line
  • Stairwell and common-area windows
  • Egress corrections in bedroom windows
  • Exterior capping, interior returns and painting as separate lines
  • Whole building at once vs. phased by floor or side

Send the unit count, photos of each side of the building and one photo per window type. The walkthrough firms up the bid. Paid by check or direct deposit.

How long it takes

Typically one to two working days per unit once the windows are on site, so the unit count sets the schedule. Lead time depends on the brand and is written on the bid.

How your project works

  1. 1

    City rules first

We check the city's contractor licensing and permit rules for the building before we bid, so the bid carries the right permit line.

  2. 2

    Walk and measure

Every unit, stairwell and common room measured in person. Egress, rot and access noted per opening.

  3. 3

    Bid by unit

Each opening listed by building, floor and unit, with alternates on their own lines. You approve all of it or a phase.

  4. 4

    One order, unit by unit

The building is ordered as one package. Installs run one unit at a time, each opening closed the same day.

  5. 5

    Photos and invoice

Finished units photographed and filed by unit number. The invoice follows the bid line for line.

Apartment Building Window Replacement — 5+ Unit Low-Rise Buildings: questions, answered

Do you replace windows in apartment buildings with more than four units?

Yes. JMB Builders takes low-rise apartment buildings of five or more units: walk-ups, garden-style and two- to four-story buildings. Those buildings fall under the commercial building code, so before we bid we check the city's contractor licensing and permit rules for that building.

How is apartment building window replacement priced?

Per unit, with every opening listed by building, floor and unit. Choices such as full frame instead of insert, exterior capping or painting are separate lines. That lets an owner approve the whole building, one floor or the worst units first.

Do tenants have to move out while the windows are replaced?

No. We work one unit at a time and close every opening the same day it is opened. Residents clear a few feet in front of each window and keep pets out of the room. The owner or manager sends the entry notice.

How long does it take to replace windows in an apartment building?

Typically one to two working days per unit once the windows are on site, so a building's schedule follows its unit count. Lead time for the windows depends on the brand and is written on the bid.

Will every unit get the same windows?

That is the point of ordering the building as one package. The window line, exterior color, glass and grille pattern are written on the bid, so every unit matches and a later phase can be ordered to the same spec.

Can you send a certificate of insurance and a W-9?

Yes. We send a certificate of insurance and a W-9 on request. Send your vendor requirements with the bid request so the paperwork is done before you award the work.
