Multifamily Window Replacement Contractor — What to Ask First
You are comparing contractors for a multifamily window job and want to know which questions separate a crew that can run a building from one that only does houses.
Reply within one business day. Or call / text 763-204-2099.
A multifamily window replacement contractor should answer six things before you sign: insurance paperwork, the city's licensing and permit rules for your building, a bid by unit, a schedule by unit, one contact, and a photo record. JMB Builders, a licensed Minnesota contractor in Zimmerman, answers each one in writing on low-rise apartment and condo buildings, Twin Cities to St. Cloud. Priced per unit; photo reply within one business day or a free in-home estimate.
- Priced per unit, every opening listed
- COI and W-9 sent on request
- One contact for the whole building

Most window contractors can set a window. Fewer are set up for a building with residents in it, a manager in between, and an owner who wants paperwork. The questions below are the ones an owner or asset manager should ask any contractor, us included, and the answer we give to each.
Licensing is the first one, and it is not as simple as it sounds. Minnesota's residential contractor license is written for buildings of one to four units; buildings of five or more fall under the commercial building code and each city's own contractor and permit rules. So before we bid, we check the city's contractor licensing and permit rules for that building, and the permit is a line on the bid.

How it is priced: per unit
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Units and openings per unit
- Insert vs. full frame on each opening
- Exterior wall type and upper-floor access
- Common-area and stairwell windows
- Alternates you accept: doors, capping, trim, painting
- Phasing across one season or several
Send your vendor packet with the bid request so paperwork and pricing come back together.
How long it takes
Typically one to two working days per unit once windows are on site; the schedule by unit comes with the bid. Lead time depends on the brand and is written on the bid.
How your project works
- 1
Send photos, get a written quote
Send three photos of the space and a sentence about what you want. You get a clear, itemized reply within one business day. Prefer a look in person? A free in-home estimate is always an option.
- 2
Pick materials, or bring your own
We help you choose profiles and materials that fit the house and the budget, or match your existing millwork exactly — or you buy the door or trim yourself and we install it. Everything is confirmed before the crew is scheduled.
- 3
Clean, precise installation
The crew shows up on time, protects floors and furniture, and installs with tight joints and consistent reveals. Photos of the finished work go in your job folder.
- 4
Walkthrough and invoice
We walk the finished work with you. If anything is not right, we fix it before we call the job done. Then one invoice, paid by check or direct deposit — no card fees, no payment links.
Situations and options
Ask: what paperwork do you carry?
We send a certificate of insurance and a W-9 on request and fill in your vendor forms. Ask any contractor for the same before the walkthrough, not after the award.
Ask: who checks the city rules?
We do, before we bid. City contractor licensing and permits for a five-plus unit building differ from one city to the next, so the answer belongs on the bid.
Ask: how will the bid read?
Ours lists every opening by unit with style, size and install method. A lump sum per building cannot be phased or compared.
Ask: what does a unit day look like?
One unit at a time, every opening closed the same day, floors covered, old windows out daily. You get dates and rooms for each unit.
Ask: who do I call?
One person at JMB for the whole job, for the manager and for residents' questions you pass along.
Ask: how is the work documented?
Each opening photographed before and after, filed by unit, so the owner and the asset file have a record.
Multifamily Window Replacement Contractor — What to Ask First: questions, answered
What should I ask a multifamily window contractor before hiring?
Ask for a certificate of insurance and a W-9, who checks the city's licensing and permit rules, how the bid is broken out, what a day in one unit looks like, who your contact is, and how the work is documented. Get the answers in writing with the bid.
Does a Minnesota residential contractor license cover apartment buildings?
Minnesota's residential contractor license is written for buildings of one to four units. Buildings of five or more units are not covered by that license and fall under each city's contractor and permit rules. JMB Builders holds residential license BC809005, and for five-plus unit buildings we check the city's rules for that building before we bid.
Will you send a certificate of insurance for a multifamily job?
Yes. JMB Builders sends a certificate of insurance and a W-9 on request. If your company needs specific limits or wording, send the requirements with the bid request.
How do you schedule window work across many units?
By unit. The schedule lists each unit's day and rooms so the manager can send notices, and every opening is closed the same day it is opened. If a delivery date moves, we tell the manager right away.
Do you take apartment buildings outside the Twin Cities?
We work the Twin Cities metro and north to St. Cloud, from Zimmerman. Every city has its own contractor and permit rules for larger buildings, and we check them for each building before we bid.
Do you do high-rise apartment windows?
No. We take low-rise buildings: walk-ups, garden-style and two- to four-story apartments and condos. High-rise glazing, curtain wall and aluminum storefront are work for glazing contractors.
