Apartment Window Replacement Bid — What Ours Includes
You have asked for bids on the building's windows and want to know what a complete one looks like before they start coming in.
Reply within one business day. Or call / text 763-204-2099.
An apartment window replacement bid from JMB Builders has six parts: an opening schedule by building, floor and unit; the window spec; alternates as separate lines; the lead time; a permit and city licensing line; and a list of what is excluded. Priced per unit so it can be phased or compared with another bid. Twin Cities metro to St. Cloud; send photos for a reply within one business day, or book a free in-home estimate and walkthrough.
- Priced per unit, opening schedule attached
- Alternates on their own lines
- Lead time written on the bid

Two bids for the same building can look far apart and cover different work. One sets inserts, one sets full frame. One includes capping and returns, one does not. One has a permit in it, one assumes there is none. Without an opening schedule there is no way to tell. Ours is built so you can.
Every bid follows a walkthrough measure of every opening. Before we bid a building of five or more units, we check the city's contractor licensing and permit rules for that building, and what applies shows up as its own line.

Situations and options
Opening schedule
One line per opening: building, floor, unit, room, rough size, style and insert or full frame. Subtotals by unit and floor, so you can phase or split it.
Spec
Brand, line, exterior and interior color, glass package and grille pattern, written once for the building so every phase matches.
Alternates
Full frame instead of insert, exterior capping, interior returns, patio doors, unit entry doors, painting. Each one priced on its own line.
Lead time and schedule
Lead time as the brand gives it, and a typical days-per-unit figure so you can plan resident notices.
Permit and licensing
The permit line and any city contractor licensing that applies to the building, found before we bid.
Exclusions
What is not in the price, in writing: for example electrical, abatement, interior painting unless taken as a line, and repairs beyond the opening.
Apartment Window Replacement Bid — What Ours Includes: questions, answered
What should an apartment window replacement bid include?
An opening schedule by building, floor and unit; the window spec; alternates priced as separate lines; the lead time; the permit and any city licensing; and what is excluded. Without those, two bids cannot be compared.
How do I compare window bids for an apartment building?
Line them up opening by opening. Check that both use the same window line and glass, the same install method on each opening, and the same trim, capping and permit scope. Then compare what each one excludes.
Why is your apartment window bid priced per unit?
Because owners budget, phase and split costs by unit. Each unit's subtotal is built from its openings, so you can see where the money goes and take the building in phases.
Does the bid include the permit?
Yes, as its own line. Buildings of five or more units fall under the commercial building code, so before we bid we check the city's contractor licensing and permit rules for that building.
What is usually excluded from a window replacement bid?
On ours, anything not on a line: electrical work, abatement, interior painting unless taken as a line, and repairs beyond the window opening. Rot found at an opening is priced from a set line on the bid so it is not a surprise.
How long is the lead time on apartment windows?
It depends on the brand and line and is written on the bid. We set unit dates once the delivery date is known, so resident notices are accurate.
