Standardize Windows Across Rental Properties — One Spec, Every House
You own several rental houses with a mix of old windows, and every repair call is a different brand, a different screen and a different part to hunt down.

To standardize windows across rental properties, pick one window and door spec — brand, series, color, glass, screen and lock — and use it at every address. JMB Builders measures each house, writes the spec once, quotes each property line by line, and replaces them on your schedule across the Twin Cities metro to St. Cloud. Same parts and screens for every tenant. Priced per unit; photo reply within one business day or a free in-home estimate.
- Priced per unit, quoted by property
- One written spec for every address
- Phase houses by season or by need

A landlord with five houses and five kinds of windows keeps five sets of parts in their head. Balances, crank handles, keepers and screens all differ, and a tenant's broken screen becomes a measuring trip. One spec across the portfolio means one screen style, one lock, one crank and one set of instructions for every tenant.
The spec is a short list: brand and series, exterior and interior color, glass package, grille choice, screen type and hardware finish, plus one entry door and patio door line. Sizes change house to house; the spec does not. Bedroom windows are still sized for egress at each address, so a standard style is checked against each opening before it is ordered.
We measure each house, put the spec at the top of every quote and list each property's openings below it. You choose the order: worst house first, by lease turnover, or by season. Each finished house gets its own job folder with photos, sizes and the parts list your maintenance person needs.

How it is priced: per unit
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Number of properties and openings at each
- Insert vs. full frame at each address
- How many houses go on one order
- Entry and patio doors added to the spec
- Exterior cladding at each property: siding, stucco or brick
- Egress changes in bedrooms that enlarge an opening
Send the addresses, an exterior photo of each side of every house and the window count. Each property is measured in person before it is ordered.
How long it takes
A typical rental house takes one to three working days once its windows arrive. Lead time depends on the brand and is written on the quote; houses can be scheduled weeks or seasons apart.

Standardize Windows Across Rental Properties — One Spec, Every House: questions, answered
Why standardize windows across rental properties?
One window line means one set of screens, balances, cranks and locks across every house. Repairs get faster because the part is known, tenants get the same operation everywhere, and turnovers stop turning into a search for a matching sash part. The spec is written once and carried on every quote.
Can every rental house get the same windows if the sizes are different?
Yes. The spec is the brand, series, color, glass and hardware, not the size. Each window is made to its own opening. Bedroom windows are checked for egress at each address, and a different style is used only where the standard one would not meet it.
Can I replace windows in my rentals one property at a time?
Yes. Each property has its own quote under the same spec, so houses can be done by need, by lease turnover or by season. Window lines change over time, so the spec is reviewed before each new order and you are told if anything in it has been discontinued.
Is it cheaper to replace windows in several rentals at once?
Grouping houses on one order and back-to-back install days usually lowers the cost per window. Ask for the properties quoted together and separately; both numbers are on paper so you can decide.
Can each rental property be invoiced to a different LLC?
Yes. Each address has its own quote and its own invoice, made out to the owner you name. Payment is by check or direct deposit.
Should entry doors be standardized across rentals too?
It helps. One entry door and patio door line with the same lockset finish keeps hardware, weatherstrip and parts the same at every address. Doors go on the same order as each house's windows.
