Egress window installation in St. Cloud, MN, from JMB Builders covers the whole opening: the dig outside, the foundation cut with a wet saw or an existing basement window enlarged, a header where needed, the window set on a treated buck, a well on drainage gravel, and the interior trimmed. Most cities require a permit; we check with the City of St. Cloud building department and pull it. Priced per window.

  • Priced per window, permit included
  • Dig, cut, window, well and trim
  • Scheduled as back-to-back days

St. Cloud has every era of basement. Century-old homes near downtown and the university, mid-century neighborhoods, and the 1990s-and-newer growth on the south side each bring a different wall to cut. The goal is the same in all of them: an opening big enough and low enough to climb out of, with a well outside that holds a person and drains.

The newer houses are the simple version. A poured or block wall, a full-height basement and a small window already there, so the cut is mostly making that opening wider and lower. The older houses need more looking first: the wall may be block or older masonry, the basement may be shallow, and there can be a porch, a chimney or a tight lot line beside the spot you want.

Central Minnesota winters are hard on a well that does not drain, so ours sit on drainage gravel with the grade sloped away. St. Cloud is a scheduled trip from our Zimmerman base, so we plan the dig, the set and the trim as back-to-back days. Most cities require a permit to cut a foundation opening; we check with the City of St. Cloud building department and pull it.

How it is priced: per window

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Widening an existing window opening vs. a new cut in solid wall
  • Poured, block or older masonry wall, and how thick it is
  • Depth of the cut below grade and the well size that follows
  • A porch, chimney, deck, AC unit or meter close to the spot
  • Well material and a cover if you want one
  • Inside finish: returns, jamb extensions or bare wall
  • The City of St. Cloud permit fee

How long it takes

Situations and options

Newer south-side basement

A poured or block wall with a small window already in it, cut wider and lower to egress size. Often done while the basement is still open studs, before drywall.

Century-old home near downtown

Older walls and shallower basements get a careful look at what bears on the wall and what is beside the spot. The quote says what the wall needs before any cut.

Two windows in one trip

When two basement bedrooms need egress, both openings are dug, cut and set in the same visit, which saves a second trip up Highway 10.

Egress Window Installation in St. Cloud, MN: questions, answered

Does St. Cloud require a permit for an egress window?

A new or larger hole in a foundation wall needs a building permit in most cities. We check with the City of St. Cloud building department for your address, apply for the permit and book the inspection. The fee is listed on the quote.

Can you cut egress in an old basement near downtown St. Cloud?

Usually. We look at how the wall is built, what sits on it above the cut and how shallow the basement is before we quote. Where the wall needs a header sized by an engineer, that is on the quote. If a spot will not work, we suggest a better wall for the window.

Is a casement or a slider better for a basement egress window?

A casement opens its full width, so it reaches the required clear opening with a smaller cut. A slider opens only half, so it needs a wider hole for the same clear space. Casements are the more common pick in a basement for that reason.

What keeps an egress well from flooding in a St. Cloud winter?

Drainage. The well is set on a deep bed of gravel so meltwater soaks away, and the soil around it slopes away from the house. A cover cuts down on snow and leaves, but it has to open from inside without tools.

Do you install egress windows in Sartell and Sauk Rapids too?

Yes. We do egress windows in Sartell, Sauk Rapids and around St. Cloud from our base in Zimmerman. Each address is permitted with its own city.

How do I start an egress window quote in St. Cloud?

Send photos of the basement wall from inside and outside and a wide shot of that side of the house, and we reply within one business day. If you would rather have someone look at it, book a free in-home estimate. The quote lists the cut, window, well, trim and permit separately.
