Patio door replacement in St. Cloud, MN: JMB Builders measures the opening, orders the new slider or hinged patio door with the glass you choose, takes out the old door, rebuilds any rotted subfloor or sill framing, sets the new unit level on a sill pan with taped flashing, and trims both sides. • Priced per door, new door included
  • Rotted sill framing rebuilt first
  • Glass options for central MN winters
Sliding patio door under a covered porch with deck furniture

In St. Cloud the patio door question depends on the house. The 1990s-and-newer homes on the south side and out toward Sartell mostly have their first slider, now with worn rollers, a fogged panel and weatherstrip that no longer seals. The mid-century and older homes nearer downtown often have a door that was added or swapped years ago, sometimes a wood slider, sometimes an aluminum one.

Central Minnesota winters are harder on a patio door than the metro's. A door that drafts at the interlock or ices up at the sill costs comfort for months, and condensation that runs off the glass ends up in the floor. That is why the sill gets checked before the new door goes in: soft subfloor and rim are cut out and replaced, not covered.

The new unit is set on a sill pan, flashed at the sides and head, shimmed so the long track is flat and the panel rolls with one finger, then foamed, sealed and trimmed. Painting is quoted as a separate line, or leave it primed and caulked and paint it yourself. St. Cloud is a scheduled trip for us, so the door is on site before the day is booked.

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Slider, hinged pair or single hinged door
  • Frame material and the glass package
  • Panel count and overall width
  • Rot under the old sill once it is out
  • Resizing the opening vs. a same-size swap
  • Siding and exterior trim around the opening
  • Painting or staining the new casing, quoted separately

Photos of the door inside and out, the floor at the sill, the outside trim, and a tape across the frame width if you can.

How long it takes

A standard two-panel slider: most of one day on site. Sill rebuilds and wider units add time. We order the door once you say yes to the quote.

Situations and options

Slider for slider

The most common job: same size, new frame and panels, with the glass and color you choose. The trim inside and out is replaced to fit the new frame.

Slider to hinged French doors

Same opening, two swinging doors. You need clear floor space for the swing, and the opening is checked for size before anything is ordered.

Old aluminum or wood slider in an older home

These often sit in openings that were framed for a different door. Once it is out, the header and sill framing get checked and squared before the new unit is set.

Patio Door Replacement in St. Cloud, MN — Slider or French Door: questions, answered

Is it worth replacing an old sliding door in St. Cloud, or just the rollers?

New rollers help when the frame is square and the glass is clear. If the glass has fogged, the track is worn through or the floor at the sill is soft, rollers will not fix it and replacement is the better spend. Send photos and we will say which it is.

What patio door glass works best for St. Cloud winters?

Low-E coated insulated glass with a warm-edge spacer is the starting point. A triple-pane option is worth comparing on a large slider facing north or west. The quote shows the glass choices side by side.

Will you fix the rotted floor by my patio door?

Yes. With the old door out we cut back to sound wood, replace the subfloor and any bad rim or sill framing, and then set the new door on a sill pan. The repair is quoted from your photos, and anything bigger found on the day is shown to you before we go on.

Is a permit needed to replace a patio door in St. Cloud?

It depends on the city and the job; a same-size replacement is often treated differently from a resized opening. We check with the City of St. Cloud building department and pull a permit when one is required.

Do you replace patio doors in Sartell and Becker too?

Yes. We replace patio doors in Sartell, Becker and the rest of the area around St. Cloud from our base in Zimmerman. We group jobs up the Highway 10 corridor so each trip is a full day of work.

How long is my house open during a patio door replacement?

Only during install day. The old door comes out and the new one is set, sealed and locking before we leave. The trim may finish the same day or the next morning, but the opening is never left open overnight.
