Patio Door Replacement in St. Michael, MN: Deck and Walkout Doors
Drafty patio doors are one of the most common complaints in St. Michael's 1990s and 2000s houses, and a lot of them have two: one to the deck, one out of the walkout.

Patio door replacement in St. Michael, MN, often means two doors on one house: the main-floor slider to the deck and the walkout door below it. JMB Builders measures each opening, orders the doors you choose, removes the old units, fixes soft wood at the sill, sets each new door in a sill pan with flashing, and trims inside and out. Quoted per door from your photos or a free in-home estimate.
- Priced per door
- Deck-level and walkout doors
- Sill rot repaired before the new door

St. Michael homes from about 1995 to 2010 tend to share a layout: a slider off the kitchen to a deck, and on a walkout lot, a second patio door in the lower level. After twenty-plus winters those doors are the draftiest spot in the house. The weatherstrip is crushed, the panel no longer pulls tight, and on many the insulated glass has fogged.
The two doors fail in different ways. The deck door takes snow and rain on the deck boards outside it, and water that got past the sill for years can soften the subfloor and rim. The walkout door sits close to grade, where snow piles against it and the bottom of the frame stays wet in spring. We check for both when the old door comes out and fix the wood before the new door goes in.
Replacing both at once means one order, one install visit and matching doors. Doing one now and one later works too; we note the model so the second one matches.

Patio Door Replacement in St. Michael, MN: Deck and Walkout Doors: questions, answered
Should I replace my deck door and walkout door at the same time?
If both are worn, doing them together means one order, one install visit and doors that match. If only one is bad, replace that one now. We record the model and color so the second can match later.
Why is the floor soft in front of my patio door?
Water got under the sill, usually for years, through a failed corner seal or a missing sill pan. The subfloor and sometimes the rim board under the door rot. We cut out the soft wood and replace it before the new door goes in, and the new door sits in a sill pan so it does not happen again.
Is a walkout basement patio door different from the one upstairs?
The door is often the same type, but the location is harder on it. A walkout door sits low, close to grade, where snow piles up and the bottom of the frame stays wet. We check the framing below it and make sure the grade and sill keep water moving away.
Can my sliding door be replaced with a hinged patio door?
Yes, in most openings. A hinged door swings into the room, so it needs clear floor space. Some owners pick a slider upstairs where the kitchen table sits and a hinged door in the walkout.
Do you need a permit to replace a patio door in St. Michael?
A same-size replacement often does not need one, but it depends on the city and the job. Changing the size of the opening is more likely to need a permit. We check with the City of St. Michael building department and pull it when it is required.
What patio door glass is best for a Minnesota winter?
Low-E insulated glass with argon is the standard for a reason, and triple-pane is an option on many doors. Ask about the glass package on both doors when comparing quotes; it makes more difference in comfort than the frame color does.
