Apartment Window Replacement With Tenants in Place
Nobody is moving out for this. You need the windows replaced in an occupied building without complaints, missed entries or a unit left open overnight.

Apartment window replacement with tenants in place works one unit at a time: the owner sends the entry notice, residents clear a few feet in front of each window, we cover floors and furniture, and every opening is set, sealed and closed the same day. Residents keep living there and keep the same schedule. JMB Builders, Twin Cities metro to St. Cloud, priced per unit; photo reply within one business day or a free in-home estimate.
- Priced per unit
- Every opening closed the same day
- Owner sends the entry notice

In an occupied building the windows are the easy part. The hard part is getting into each unit on the right day, working around people's things, pets and sleep, and leaving the unit closed and clean. That is what this page covers.
Entry belongs to the owner. Minnesota's landlord entry statute (Minn. Stat. 504B.211) generally requires a good-faith effort to give tenants at least 24 hours' notice with a time window, and entry between 8 a.m. and 8 p.m. unless the tenant agrees otherwise. Check the current statute and your lease with your own attorney; this is not legal advice. We give you a schedule by unit, with dates, rooms and a time window, so your notice is accurate.
On the day, we cover the floor from the door to each window, drape furniture near it, and take out an old window only when its new one is on site. Each opening is set, sealed, foamed and trimmed before we leave the unit.

How it is priced: per unit
Quoted in writing from your photos, with a reply within one business day. What moves the number:
- Openings per unit and their sizes
- Insert vs. full frame (full frame opens more of the wall)
- Units that need furniture moved beyond the window area
- Return visits for units we could not get into on their day
- Interior returns and trim scope
Tell us how many units are occupied and any resident needs (shift workers, pets, mobility) so the schedule fits.
How long it takes
Typically one to two working days per unit; we work within the notice window you give residents. Lead time depends on the brand and is written on the bid.
How your project works
- 1
Schedule by unit
We set unit days with the manager once the windows have a delivery date, with a time window for each notice.
- 2
Owner sends notice
The owner or manager notifies residents. We tell you right away if a date moves.
- 3
Unit day
Path covered, furniture near the windows draped, one opening at a time, each closed before the next comes out.
- 4
Close and clean
Every opening sealed and trimmed, dust vacuumed, old windows out. The manager gets a note if anything was found, like rot.
Apartment Window Replacement With Tenants in Place: questions, answered
Can windows be replaced while tenants live in the apartment?
Yes. We work one unit at a time and close every opening the same day it is opened, so residents stay. They clear a few feet in front of each window and keep pets out of the room we are in.
Who notifies tenants before the window installers come in?
The owner or manager does, because it is their lease and their right of entry. Minnesota's entry statute generally calls for at least 24 hours' notice; check the current law and your lease with your attorney. We give you the dates, rooms and time window to put in the notice.
Who moves the furniture for apartment window replacement?
Residents clear the area in front of each window: plants, small furniture, things on the sill. We drape what stays nearby and cover the floor. Heavy pieces that block a window are noted on the schedule so it can be planned before the day.
What happens if a tenant is not home on their window day?
If the notice was given and the manager has a key, we work with the key under the manager's rules. If we cannot get in, the unit goes on a return visit, and the bid says how return trips are handled.
How much dust does window replacement make inside an apartment?
Some, mostly at the window when the old frame comes out and the trim is cut. We cover the floor and furniture near the window, cut outside where we can, and vacuum and wipe down before we leave the unit.
Who do tenants call during the window project?
Their manager, who has one contact at JMB for the whole job. Keeping questions going through the manager keeps the notices and the schedule in one place.
