Senior apartment window and door replacement in 55+ and senior buildings: JMB Builders schedules around quiet hours and staff routines, keeps hallways clear, and offers windows and doors that are easier to work, like crank casements and lever handles. Residents are usually home, so each opening is closed the same day. Twin Cities metro to St. Cloud, priced per unit; photo reply within one business day or a free in-home estimate.
- Priced per unit
- Quiet hours and staff routines respected
- Hallways kept clear for walkers

In a senior building nearly every resident is home during the day, some nap in the afternoon, and many cannot easily move furniture. The job is planned around that. We agree on work hours and quiet times with the manager, keep tools and material out of the hallway so walkers and wheelchairs get through, and tell staff each morning which units we are in.
Hardware matters more here. A double-hung sash can be hard to lift; a crank casement or a slider can be easier for many hands, and the bid can show either style where the opening and code allow. On doors, lever handles are easier than knobs. Unit entry doors off a corridor are usually fire-rated assemblies with a closer and latch, so the new door has to carry the rating; the building official decides.
For buildings of five or more units, before we bid we check the city's contractor licensing and permit rules for that building. Assisted living buildings often have added rules from their licensing and the fire marshal; the facility tells us what applies and we plan to it.

Senior Apartment Window and Door Replacement — 55+ Buildings: questions, answered
What windows are easiest for seniors to open?
Many people find a crank casement or a horizontal slider easier than lifting a double-hung sash, because there is no weight to lift. The right choice depends on the opening, egress and the resident's hands. The bid can show more than one style so the owner can choose.
How do you replace windows in a senior building with residents home all day?
One unit at a time, on hours agreed with the manager, with quiet times kept. Floors and furniture are covered, and every opening is closed the same day. Staff know each morning which units we are in.
Do senior apartment entry doors have to be fire rated?
Unit entry doors off a shared corridor are usually fire-rated assemblies: a labelled door and frame, a closer and a latch. The building official decides what the building needs, and we order doors with the required rating and set the closer so it latches.
Can lever handles be added when doors are replaced?
Yes. Lever handles are easier to work than knobs and can be ordered with new unit doors or fitted to existing doors. On fire-rated doors the hardware has to suit the rated door.
Who moves furniture for residents who cannot?
Where a resident needs help, we move what is in front of the window and put it back, and those units are noted on the schedule. Tell us which units need it so the day is planned.
Do you work in assisted living buildings?
Yes, on windows and doors. Assisted living buildings often have added rules from their licensing and the fire marshal. The facility tells us what applies, and before we bid we check the city's contractor licensing and permit rules for the building.
