Entry door replacement in Andover MN, typically an original builder-grade front door from the 1980s or 1990s: we measure, order a prehung door in the size, swing and style you pick, pull the old unit, fix any rot at the sill, set the new one in a sill pan with flashing, and trim it. JMB Builders, licensed, based in Zimmerman. Priced per door; quoted from photos or a free in-home estimate.
- Priced per door, door included
- Sidelite units replaced as one
- Weatherstrip and lock set to seal

Andover's two-stories and splits went up with economy door packages: a steel door with a wood-edge slab, a thin threshold and foam weatherstrip. Thirty-some years later the slab has bowed, the weatherstrip is flat, and the bottom of the jamb has wicked water. On an open lot, wind and drifting snow find that gap all winter.
We replace the prehung unit, not just the slab, so the frame and sill are new and square. The old door comes out, the sill area is checked and any soft subfloor or framing replaced, a sill pan goes down, flashing tape is lapped at the sides and head, and the new door is shimmed plumb and screwed through the hinge jamb into framing. Then the lock, strike and weatherstrip are adjusted so it seals with the deadbolt thrown.
Doors with sidelites are ordered and set as one unit. Paint or stain is its own line on the quote. We have installed in Andover this year, and do the same work in Ham Lake and Coon Rapids.

Quoted in writing from your photos, with a reply within one business day. What moves the number:

- Single door vs. a unit with one or two sidelites
- Rot at the sill and jamb feet once the old unit is out
- Exterior trim against vinyl, lap or other siding
- Hardware: lockset, handle set or smart lock
- Painting or staining, quoted as a separate line
Send photos of the door from inside and outside and a close-up of the threshold. Mention any light you see around the edges.

Entry Door Replacement in Andover, MN — Builder Doors Swapped: questions, answered
Why does light show around my front door?
Usually the slab has bowed, the hinges have sagged, or the weatherstrip has packed flat, so the door no longer presses against the stop. On an older builder door the frame may also be out of square. A new prehung unit set plumb with fresh weatherstrip closes those gaps.
Can you replace a front door with sidelites in Andover?
Yes. The door and sidelites are ordered as one prehung unit to the size of the opening and set together on a sill pan. Sidelite glass is chosen when the unit is ordered, from clear to textured privacy glass.
Do I need to replace the frame or just the door?
If the frame is square, dry and solid, a slab swap can work. On most original doors in 1980s–90s homes the bottom of the jamb or the threshold has taken water, so we replace the whole unit and the sill is new.
Is a permit needed to replace an entry door in Andover?
It depends on the work; resizing an opening or changing framing is the usual trigger in most cities. We check with the City of Andover building department for your job and pull the permit when one is needed.
What front door holds up best to wind and cold on an open lot?
A well-made steel or fiberglass prehung door seals if the frame is set square and the weatherstrip is adjusted to the slab. The install matters as much as the door: a sill pan, flashing, foam in the gap and a threshold set tight. Fiberglass does not dent and handles sun on a south or west face.
Do you replace entry doors in Ham Lake and Ramsey?
Yes. We replace entry doors across the north metro from Zimmerman, including Ham Lake, Ramsey, Anoka and Coon Rapids. Send photos of the door and we reply within one business day.
