Big Lake has two kinds of houses that call us about doors. Lake homes and older cottages, many of them updated a piece at a time over the decades, and the 1990s–2000s neighborhoods that grew up with the Northstar line. The lake houses usually have a door that faces open water. Wind-driven rain gets pushed at the threshold and the weatherstrip, and after enough winters the jamb feet and the sill are wet wood.

In the subdivision homes the door is usually the original builder unit. The slab is fine to look at, but the threshold has worn down, the corner seals are gone and the lock needs a shove to catch. In both cases the fix is the same: the whole prehung unit comes out, the opening is dried and rebuilt where it needs it, and a new door goes in on a pan that sheds water back out.

On a door that takes weather off the lake we pay attention to the parts that keep it out: a sill pan with back dam, flashing tape lapped shingle-style at the sides and head, a threshold set to the sweep, and a door with a good compression weatherstrip. Whether a same-size door swap needs a permit depends on the city; we check with the City of Big Lake building department and pull one when it is required.

Get a written quote for this job

Three photos and a sentence is enough: a reply within one business day, or ask for a free in-home estimate. Or text the photos to 763-204-2099.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Photos of the door from inside and out, plus a close-up of the threshold and the bottom of the jamb
  • Your pick of steel or fiberglass, glass or solid, and the color
  • Lockset and deadbolt finish, or hardware you already own
  • Paint color if you want the trim or door painted — painting is quoted as a separate line

What JMB supplies

  • Measurement and the order for a prehung door in the right size, swing and jamb width
  • Removal and haul-away of the old door, frame and trim
  • Repair of soft sill framing, jamb feet or subfloor found when the old unit is out
  • Sill pan, flashing tape, low-expansion foam, sealant and shims
  • Brickmould or exterior trim and interior casing, matched where the house has a profile
  • Lockset and deadbolt installed, weatherstrip and strike adjusted
  • Photos of the finished door in your job folder

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • Steel vs. fiberglass, and how much glass is in the slab
  • How much rot is at the sill and jamb once the old door is out
  • A lake-facing door that needs extra exterior trim or a new storm door
  • Matching interior casing in a cottage that was trimmed room by room
  • Hardware: a basic lockset vs. a handleset or smart lock
  • Painting the door and trim, as its own line

Send a photo of the whole door from each side and one of the threshold. Tell us which way it faces; it changes what we spec.

How long it takes

About a day on site for one door in a sound opening, longer if the sill has to be rebuilt. The door is ordered after you approve the quote; we schedule the install when it arrives.

Situations and options

Lake-side door

A door facing open water gets a fiberglass or well-sealed steel unit, a sill pan with a back dam, and a threshold set so the sweep seals tight. A storm door can be added on the same visit.

1990s–2000s builder door

The original door in a newer Big Lake home is usually a steel unit that has lost its seals. It comes out whole and a new prehung door goes in, often with glass the old one did not have.

Cottage with mixed trim

Older lake homes often have a different casing in every room. We match the casing around the door to the room it opens into, so the new door does not stand out as a patch.

Entry Door Replacement in Big Lake, MN: questions, answered

Do you replace entry doors in Big Lake, MN?

Yes. JMB Builders is based in Zimmerman, about ten minutes from Big Lake, and replaces entry doors on lake homes and in the newer neighborhoods. We measure, order the door through ABC Supply, install and trim it. Text or email photos and we reply within one business day, or set up a free in-home estimate.

What kind of front door holds up best on a lake-facing house?

A fiberglass door handles sun and wet weather without denting or rusting, and a good steel door works too if it is kept painted. On a door that faces open water the install matters as much as the slab: a sill pan, flashing lapped the right way and a threshold that seals to the sweep. That is what keeps wind-driven rain out of the floor.

Why is the floor soft inside my front door?

Water has been getting under the threshold, usually because the door was set without a pan and the sill caulk failed. Over years it soaks the jamb feet, the sill plate and the subfloor. We cut out the soft wood and replace it before the new door goes in, and show you photos of what we found.

Do I need a permit to replace a front door in Big Lake?

It depends on the job. A same-size swap and a door that needs a wider opening are treated differently by most cities. We check with the City of Big Lake building department before work starts and pull a permit when one is required.

Can you put a new entry door in a lake cottage that was remodeled in pieces?

Yes. Cottages updated over decades often have an opening that is out of square and trim that changes room to room. We size the prehung door to the rough opening, shim it plumb and square, and case the inside to match the room it opens into.

Do you also work in Becker and Monticello?

Yes. Big Lake sits between them, and we replace entry doors in Becker, Monticello, Elk River and Zimmerman the same way. Send photos from any of those towns and we reply within one business day.
