Front doors in Blaine follow the age of the house. In the older ramblers and split-entries, the front door often opens onto a landing with stairs going up and down, and the original door, or a replacement from decades ago, has a worn threshold and a frame that has moved. In the 1990s–2000s homes, the builder door is frequently a slab with one or two sidelites in a single frame, and the weak point is the bottom of those sidelite jambs.

That second group needs a different order. A door with sidelites comes out as one unit, and it is replaced as one unit with the sidelites built in. We measure the full rough opening, not just the slab, so the new unit fits the opening that is there. Where rot has reached the sill plate or subfloor, we cut it out and rebuild before the new unit goes in on a sill pan.

Blaine's flat, open ground gives wind a clear run at the house, so a front door that faces it gets rain driven at the threshold and the weatherstrip. We flash the head and sides, seal the brickmould, and adjust the strike and weatherstrip so the door pulls tight. We also replace entry doors in Spring Lake Park and Coon Rapids.

Photos (optional)

Up to 3: one wide shot of the area, one close-up of the opening or trim, one of anything you're unsure about.

How do you want your quote?

Free, no obligation. Every quote is written and itemized, so you can compare it line by line.

What you supply

  • Door style, material and color, and whether you want glass in the slab or sidelites
  • Lockset and deadbolt finish, or your own hardware
  • Photos of the door from both sides and a close-up of the sill and sidelite bottoms
  • Paint color, if you want the door or trim painted (quoted as its own line)

What JMB supplies

  • Measurement of the full rough opening and the order for the prehung unit
  • Removal and haul-away of the old door, sidelites, frame and trim
  • Rot repair at the sill plate, jamb feet or subfloor, quoted from the photos
  • Sill pan, flashing tape, low-expansion foam, shims and sealant
  • Brickmould and interior casing, standard or matched to the house
  • Lockset, deadbolt, strike and weatherstrip adjusted to latch and seal
  • Photos of the finished door in your job folder

How it is priced: per door

Quoted in writing from your photos, with a reply within one business day. What moves the number:

  • A single door vs. a door with one or two sidelites
  • Steel or fiberglass, glass lites, and factory finish or primed
  • Rot at the sill, jamb feet or subfloor once the old unit is out
  • Same-size replacement vs. a resized opening
  • Matching an existing casing profile vs. a standard one
  • Hardware: lockset, handle set, smart lock or multipoint lock
  • Painting the door and trim, quoted as a separate line

Send photos of the whole door from both sides, the sill up close, and the bottom of each sidelite if you have them.

How long it takes

A single door in a sound opening: about a day on site. A door with sidelites or rot repair can run longer. The door is ordered after you approve the quote.

Situations and options

Split-entry front door

Opens onto a landing between half-flights. We check the swing against the landing, the railing and the top step so the new door clears all three.

Door with sidelites

Replaced as one unit with the sidelites built into the frame. The full rough opening is measured so the new unit fits without reframing.

Glass in the door

Half-lite, three-quarter or full-lite slabs bring light into a dark entry. Privacy or decorative glass is chosen when the door is ordered.

Entry Door Replacement in Blaine, MN: questions, answered

Can you replace just the door and keep my sidelites?

On most builder doors the slab and sidelites share one frame, so replacing the slab alone leaves the old sill and the rot under the sidelites in place. We replace the whole unit and order the new one with sidelites built in. If your sidelites are separate units in sound condition, we look at that from the photos.

Does a split-entry front door need a special size?

Not usually. Most split-entry front doors are a standard width, but the swing matters more than on other houses because the door opens onto a small landing. We measure the opening and check that the door clears the landing and railing before ordering.

Do I need a permit to replace my front door in Blaine?

That is the city's call. We check with the City of Blaine building department for each job and pull a permit when one is required. Resizing the opening, adding a sidelite or changing the header is the kind of change most cities want permitted.

Why does my Blaine front door let in a draft at the bottom?

Usually the threshold and door sweep have worn, or the frame has shifted so the door no longer presses into the weatherstrip. A door that faces open ground takes wind right at that gap. A new prehung unit set square and adjusted closes it.

Do you supply the front door or do I buy it?

We supply it. You pick the style, glass and color, we measure the opening and order a prehung unit through ABC Supply, and the door is a line on the quote. If you already bought a door, we install that too, priced as labor only.

Do you replace entry doors in Spring Lake Park and Coon Rapids?

Yes. We are based in Zimmerman and replace entry doors in Blaine, Spring Lake Park, Coon Rapids, Ham Lake and across the Twin Cities metro. Photos of the door are the fastest start; we answer within one business day.
